“The Proponent proposes the revitalization of this underutilized Property Site at 1444-1446 Dorchester Avenue in Dorchester with the renovation and reconfiguration of the existing commercial building of approximately 15,800 square feet of GFA of commercial and storage and approximately 21,200 square feet of GFA of residential living space, along with proposed new construction (rear and fifth story addition) of approximately 28,000 square feet of GFA of residential with a total of 47 new residential units, including the renovation of the existing Clap-Field House into an additional two (2) units, while maintaining the existing Post Office and ground floor commercial at the Property Site.”

That would be sad if it closes. I’m sure its a problem of not enough people knowing about it. Its a nice place! Hopefully it will stay open.

-If I had to guess im sure most ppl dont even know about it and most ppl just go to whatever store theyve always gone to. New residents probably just google supermarkets and go to whatever is closest. I wonder if changing the name would have helped? Most people probably dont know what “dorchester food co-op” even means. Maybe just putting grocery store in the name would help?

When I type “Dorchester grocery store” on google it doesnt even show up for some reason. What comes up is stop n shop, star market, dorchester market, happy supermarket, the daily, euromart…. Thats a problem. They need to make sure they show up as one of the recommended options when people google grocery stores in dorchester.
 
HELL YES! Codman Square is so wonderful, and this is exactly what it needs. There should be at least three floors of housing up and down the street here.

Unfortunately its been reduced a bit, but not tooo bad. Still though… whyyyy?

Codman NDC files new plan for 5-story, 41-unit building​

“The housing part of the new plan includes a reduction from 45 units to 41 units of affordable spaces with no major changes, and open space, with a community room on the roof.

The retail program would be scaled down, likely to two storefronts. Existing tenants have been advised of the plans and of the help available for relocation.

Overall, the NDC believes its new development can be a great addition to the revitalization of Codman Square with historic renovations to the Second Church, the Great Hall, and other amenities…….”

Spent 32 years of my life living in Codman sq, one block from that Walgreens. left two years ago, that neighborhood has so much potential, history, nice streets, homes the T, I just couldn’t deal with the constant crime, fifth, prostitution etc etc I could write a book, Hopefully this and the renovation of the church, health center etc

will finally rejuvenate the sq which lags behind the now beautiful renovated million dollar + homes in the neighborhood, pic is my former home
 
I like the way the ground floor is integrating perfectly with that strip of retail buildings. I was driving up blue hill ave today and as I passed hundreds of 1 story buildings that look like the one being replaced I couldnt help but think about how much housing was missing that could/should otherwise be there. Especially on the busiest thoroughfares we really should be adding at least 5 stories of housing above each of those buildings. There could be tens of thousands of housing units added very seamlessly.
 

Shawmut developer says legal battle ‘resolved,’ 150 Centre St. project to start next year​

“A 4-story building development that will replace a longtime auto repair yard with 72 new affordable units of housing next to the Shawmut MBTA station will move forward, according to developers who say a lawsuit challenging the project has been “resolved.”

The 150 Centre project at Shawmut has been the subject of controversy and legal wrangling, particularly since the development firm Trinity Financial won key approvals to build from city planners in November 2023. Neighbors, including residents and next-door abutters at the Epiphany School, strongly objected to the scale and location of the building and sued the developer and the city of Boston to halt it, citing flaws in the city’s review process.

Last week, Trinity announced that the plaintiffs in the case chose not to appeal after a Superior Court ordered that they must post a $1 million bond to continue their legal fight……”

“(Vietnamese American Initiative for Development) has unveiled plans for Hollins Park, a 100% affordable housing development at 190 Bowdoin Street in Dorchester that will provide 33 new rental units for families. The four-story project will include 11 one-bedrooms, 18 two-bedrooms, and four three-bedrooms—two-thirds of which are family-sized apartments—to support long-term housing stability in the neighborhood……”

The 48,340-square-foot project will serve households aged 62 and older, offering 4 studio apartments and 47 one-bedroom units….”

“The Zoning Board of Appeals today approved plans by the owner of Down Home Delivery & Catering at 2-8 Bowdoin St. in Dorchester's Four Corners to replace his current building with a seven-story 22-unit apartment building - with ground-floor space he'll move his restaurant back into.

Gary Webster Sr.'s proposed building would have a roof deck and storage space for 22 bicycles, but no parking spaces. The site is near the 23 bus route on Washington Street and less than a half mile from other routes and the Four Corners/Geneva Fairmount Line stop……”

 
Most people probably dont know what “dorchester food co-op” even means. Maybe just putting grocery store in the name would help?
I don't think renaming is a good idea, because "food co-op" has a very specific meaning, and represents a shopping opportunity that lots of people specifically seek out, even from other neighborhoods. They should definitely broaden their marketing, though, because you are right that some might not realize it provides the same items found at a Stop and Shop.

This will be such a great project. This is a major intersection that always feels like it should feel more “on the map” than it is. I haven’t picked up from Down Home in years but used to really enjoy them, nice people, too.
 
Excellent infill on a small lot, though it seems big for only 3 units. I guess that each will have the whole floor and no "triple" decks
