“Haynes Construction, in collaboration with Urbanica, is excited to announce that the 405 Washington project is near completion! This development brings 13 affordable condo units to the Dorchester neighborhood of Boston, MA.

With final inspections commencing, building occupancy is just around the corner. Residents will enjoy breathtaking views of the Boston skyline, Boston Harbor, and the greater Dorchester area. The building also features a parking garage and second-floor decks adding both convenience and charm.

This new building will provide opportunities for new homeownership in Boston and is set to become a vibrant focal point of the neighborhood!

A huge congratulations to our outstanding project team: Project Manager Austin Stevens, Safety Coordinator Keith Mayers and Project Executive Matt McDougall for bringing this vision to life. Your dedication, skill, and teamwork have been instrumental in getting us to this exciting milestone!!!”

Should probably have its own thread but too lazy rn.

“The project is funded through the City’s five-year Capital Plan, which provides substantial improvements to City assets, with a current budget of $65 million. This is the first new full service community center to be built in Boston and the first in Grove Hall. Currently a City-owned vacant lot, the selection of this location was announced by Mayor Wu in 2022 and all aspects of the design of the center were finalized following a robust community engagement process with local residents, who expressed the need for a dedicated, flexible facility……”

Good. Nothing ruins an otherwise decent neighborhood like a vacant lot the size of Nebraska. I would love to see more of the same across the street

“Developers Volnay Capital and PRC Group have filed a Small Project Change for their approved 48-unit mixed-use development at 257 Washington Street in Dorchester, dramatically increasing affordability levels. -Lots of the new proposals lately have hardly any parking, good to see. Not sure why it needs 2 garage doors for just 2 spaces though, very weird. Hopefully that gets removed.

Developers propose 23-unit apartment building in Fields Corner

Rendering of proposed apartment building

“Two developers have filed plans to replace a house turned into an insurance office with a five-story, 23-unit apartment building at 1428 Dorchester Ave., near Adams Street in Dorchester's Fields Corner.

Plans by Timothy Longden and Edward Ahern show just two parking spaces - which they say could be used for a shared-vehicle program. They said the minimal parking would help reduce construction costs on a site that is a six-minute walk to the Fields Corner T stop…….”

Zoning board approves a new triple decker, in Dorchester

Some details of the proposed three decker, including comparsion to neighboring homes

“The Zoning Board of Appeal today approved a developer's plan to build a three decker on a vacant lot on a Dorchester street lined with them.

The board unanimously approved Taj Development's plan for 49 Alpha Rd., off Park Street, approving numerous variances to zoning requirements that date back decades in an attempt to block further construction of the still ubiquitous Boston housing type. In recent months, Boston officials have begun discussing ways to make it easier to build triple deckers againas a way to deal with the city's ongoing housing crisis.

Taj's plans technically show a four decker because one unit would sit in the basement. Because of the slope of the 2,450-square-foot lot, which has been vacant since the late 1960s, that unit would have a number of windows to let natural light in. The proposal has no off-street parking.….”
