Awesome news. This stretch is really starting to fill in with this, tremont crossing finally moving fwd, the whittier choice tower u/c, and the northeastern dorm. Getting this corner parking lot filled in is a needed addition. That being said though the ground level looks good but the tower is definitely not the greatest looking tower ever. Still though good to see another mid rise housing tower.
 
In some other thread I can't immediately find, someone was posting an article about being able to build larger buildings by taking away road space from cars. This lot was one that came to mind at the time. That slip lane from Tremont onto Melnea Cass (plus the resulting pedestrian island) is sooo big. Getting rid of it would allow a bigger footprint for a building, and also start improving the pedestrian space at that intersection.

Not criticizing this project. Happy to see it moving forward. But that's a missed opportunity.

“Plans have been approved for Drexel Village at 175 Ruggles Street in Roxbury, a three-building mixed-use project to include 217 residential units, ground-floor retail space, and the renovation of the existing St. Katharine Drexel Church. 190 of the residential units will be income-restricted. Building one will include 139 rental units and ground floor retail space. Building two will have 60 housing units which will be a mix of homeownership and rental units. Building three will have 18 housing units, and the construction of that building will also include a new daycare and playground as part of the renovation of the church.”

The way these are built right up to the existing street grid on all sides, its more towers around a park, which is much better.

I agree with the Tremont side, but the Melnea Cass side is decidedly cut off from the street. Kind of like West Village and Ruggles Street.

Exactly. I don't at all mind a green courtyard within the site footprint, so long as the buildings form a street wall. Really, that's probably something that should be more common. The problem with the proto-typical and much derided towers in the park model is that the green space is in this no mans land buffer zone between stroads and towers. This ain't that.
 
The tallest building was cut down, whereas if anything it should be going higher. It's literally right across the street from the International Village Northeastern residence hall.

Yeah, but that side of Melnea is ruined all the way to Washington St with a precedent of random trees screening housing heavily set back. Poor design choice, may get fixed in the future.
 
But it won’t get fixed if new stuff like this is following the old pattern.
I'm not sure about that. The status of the land around Melnea Cass is *very* weird and there's been multiple proposals to put in better walking, biking, and bus lanes.

This render is looking west down tremont st with melnea cass turning off to the left. Its really not bad, especially considering how melnea cass already is.
