“Everett, MA In a partnership, The Neighborhood Developers (TND), a leading affordable housing and community development organization, and East Boston Neighborhood Health Center (EBNHC), Massachusetts’ largest community-based primary care health system, unveiled the new St. Therese development on Broadway. Pairing quality, affordable home ownership and rental opportunities with easy on-site access to healthcare and wellness services for older adults, St. Therese brings a combination of affordable housing and healthcare resources to Everett seniors and their families.

TND’s first development in Everett, St. Therese includes 77 affordable rental apartments all occupied by seniors aged 62 and older, and six three-bedroom townhomes for sale at below market prices. Fully occupied, the rental apartments include 30 units, available at up to 30% area median income (AMI), and 47 units for individuals with up to 60% AMI. Three of the town homes are available to households with up to 80% AMI and three for households with up to 120% AMI.

“The creation of affordable housing units and increasing accessibility to quality health care are critical for us to ensure that Everett families can remain here in our community in the future,” said Everett mayor Carlo DeMaria. “I would like to thank everyone involved in the St. Therese project who shared in our commitment to helping our residents who are in need of affordable housing by making this project a reality.”

Looks like a great development - like the pairing of apartment building with townhomes. The finishings on the townhomes is especially nice; would love to see this kind of development replicated in every muni in metro Boston.

Overview​

“The redevelopment of 25 Garvey Street will create 125-unit affordable homes for families in Everett’s Commercial Triangle Economic Development District (CTEDD). The project will address Everett’s shortage of family housing affordable for low-income households.

The proposed building will include 125 units in five residential stories over a podium parking garage. Ground floor uses include the lobby, management office and amenity area, bike storage, package delivery area, as well as parking, trash/recycling room and mechanical areas. The main community room is located on the second floor. The community room is adjacent to the courtyard and designed to flow into this outdoor space for larger events. The expansive courtyard will be located as the property’s primary outdoor open space and will include a children’s play area, BBQ area, seating areas, and planters for growing vegetables. The courtyard is south-facing and will get excellent sun throughout the year.

The project includes a 78-car at grade parking garage. In addition, 15 surface parking spaces are provided to the rear of the building for a total of 93 parking spaces. All four accessible parking spaces are located adjacent to the building entrance within the garage.”

Davis Cos.’ Acquisition of ExxonMobil Property Back in Play​

“The sale of the 100-acre ExxonMobil fuel storage facility in Everett is progressing as a proposed environmental cleanup could clear the way for a multi-million-square-foot redevelopment.

Boston-based developer The Davis Cos. is seeking approval from Massachusetts environmental regulators of an agreement that would release it from liability in exchange for a removal of contaminated soil and groundwater.

The Davis Cos. will redevelop the site as multifamily housing and a wide range of commercial uses ranging from manufacturing to life sciences, retail, office space and a hotel, according to the filing.
In August 2022, Davis Cos. executives presented preliminary plans to the Everett City Council for a 4.2 million-square-foot redevelopment including housing, research labs and retail space, but the acquisition has been delayed.

The property is located in an industrial section of Everett that’s been the epicenter of the city’s development activity in recent years. The properties off Beacham Street are located just north of the Constellation Energy power plant property, where the Kraft Group is seeking to build a professional soccer stadium for the New England Revolution.

Everett officials envision the Lower Broadway area near the Mystic River as part of a new “destination district” that replaces the legacy heavy industrial uses with hotels, concert halls and retail space overlooking a cleaned-up waterfront…”

Love this movement, and I'm now very firmly on team Build the Stadium. Clean up would take a long time, there are a bunch of question marks, etc., but it would be great to have another neighboring city that had its own flavor just on the edge of Boston, spun up with the casino, stadium, and a bunch of new development. I can't quite tell from the FAA map, but my best read is this area is somewhere in the 350-525 foot max zone. Let Everett clear the way for what rapid, clearly-zoned development looks like. I hope the Commonwealth sees the future here and plays ball on the liability agreement.

My only concern with this is if you release the developer from environmental liability, how do you know they really cleaned up the site? That site cleanup is $$$$$ -- lots of Benjamins in reasons to skimp on the cleanup. (Not that developers ever skimp like that :unsure: )

Do you want to live in housing built over a highly contaminated site that "might" have been cleaned up?

Also, the Stop and Shop is already demolished and being redeveloped for a completely different residential development by Greystar. Sky Everett is nearly half a mile west of the Stop & Shop site near Spring Street and Second Street, adjacent to a different Greystar multi-family currently under construction and posted up thread.
