Greystar continues its investment in Everett’s Commercial Triangle with an additional 384 units of housing

Everett, MA– Greystar Real Estate Partners, LLC announced that they have broken ground on the second phase of the 85 Boston Street development, unveiling its moniker as The Maxwell.

Upon completion in May 2025, The Maxwell will include 355 market-rate apartments, 29 affordable housing units, a structured parking garage with 460 spaces, and approximately 5,300 square feet of ground floor retail. In combination with Mason, the first phase of Greystar’s 85 Boston Street development, the overall development site represents 705 total units. The Maxwell, along with Greystar’s additional residential developments in Everett’s evolving Commercial Triangle will accelerate the transformation of a former industrial site into a modern, pedestrian-friendly neighborhood with new energy.

Other little developments in-flight in and around the middle of Everett..!

134 Linden St, Everett - the house that was there was taken down a few months ago, and as of 2 days ago, GTA has been digging a big hole. Last year - the owner was denied permission for an original plan to develop a 12 unit apartment building - not sure if anything new had been submitted since:

370 Broadway, Everett - This one has been on the build / refurb very recently - it was interesting how they "grew" the new building out from the old, I don't have any photos, but essentially, the house that was there wasn't demolished first, but the building you see now in the photos appeared from the ground-up from within the old home. I couldn't find details on this build except that it's been developed by "Nelson Group":

369 Broadway, Everett - The last business moved out of this building around the beginning of this year, and I believe this refurbishment is going to become a 9 unit residential building, with a 3rd story added on top.

All of these and a few other developments are within 5 minutes walk from one another - lots going on apparantly!
 
Well. It turns out that after a week's worth of digging and pouring of this foundation - This build is apparently now on-hold. The request for development into a 12-unit room / boarding house was denied in September 2022, nothing was heard further, until the work below was seen by local residents in the past week or so (hard to miss!) and during an Everett city planning meeting last night - the developer had "realized" that they didn't have a site-plan for the build (the residents clearly didn't believe this). The developer has now chosen now to submit a site-plan for the build and go through with request for planning - even though the foundation has already been set - seemingly without approval.

Colliers Secures $23 Million in Financing for New Multifamily Development in Everett



“BOSTON– Colliers announced that it was exclusively engaged by RISE, a community-focused development company with related construction management, and btcRE, a boutique real estate development, investment and advisory firm, to secure funding for the new apartment building at 52 School Street in Everett, MA.
Financing will support the construction of 46 modern apartment units, located in an established residential neighborhood on the periphery of Everett’s booming Commercial Triangle Economic Development District. The $23 million in financing includes a $15 million construction loan and $8 million in joint venture equity…”
