Hyatt Place/Ora Seaport (née Parcel K) | 315 Northern Avenue | Seaport

Does anyone else hate the look of Park Lane Seaport? I'm not thrilled with this Hyatt Place development, but at least it hides the hideous Park Lane Seaport. I can't think of another project that looks more like Soviet era architecture. The only thing that I can say good about Park Lane Seaport is that it has pretty good street activation and retail.

I agree PLS is hideous, but I've always cut it some slack because it was the first residential project built in the Seaport — back when the whole area was an empty wasteland with an unknown development future — so I can't really fault the place for not looking like Echelon.
 
Is the largely brown building where the brewery is supposed to go?

This is superb. I can't get over that this isn't 3 blocks away from the abominable Marine Wharf (Hampton Inn and Homewood Suites) development. Talk about a tale of two developments.......

And it does not look like the material used here are any more pricey than the Marine Wharf disaster. Just better architectural use of the low cost panels. Some clever interplay with window alignments.
 
Definitely a nice anchor piece for this end of the seaport... to which will eventually fill in beyond this area and the rotary could become a cool little square separated from seaport square and its own thing.

I also like that its shorter to help create the long taper away from downtown.

I don't know what this central plaza was envisioned as but it's really failed, it feels miserably hostile in there
 
It's not a central plaza, it's a motor court. That said, it's easy enough to block vehicular access and stage neighborhood events and the like.
 
Theres a hell of a lot of empty retail on seaport blvd. 121 seaport ground level has been empty for years, here and echelon are just opening up now after a global pandemic. I really hope they fill up soon before they get repurposed into something else.

Not sure why 121 seaport has been empty for so long that one kind of worries me. I really hope they find some tenents because theres tons of potential for some great shopping and dining here by the waterfront. The success of the neighborhood really hinges on these spaces filling up because if not it will just become a sterile neighborhood of office blocks. Echelon has that cool little court yard that empties out into the soon to be seaport sq mall so its important that this works out as they both hinge on each other. Its unfortunate timing but fingers crossed.

The rent's are ridiculous and there isn't enough traffic volume especially with the uncertainty of office workers being in the area.

Gonna take awhile for all of this to sort itself out
