Another poor design from a Maine Architecture firm. I totally get the Materials are too high bit, but there comes a point where you need to be compliant with the neighborhood. Are they trying to pay homage to a soviet era building? It just needs to be broken out with French doors with the faux balcony. Th know the former building was the "Bunker" but you don't need to replicate it..
 
When it comes to affordable housing, margins are often razor thin....Architectural embellishment is expensive and it sounds hyperbolic but sometimes small design details can be a determining factor of what makes a project financially viable or not.

I'd much rather have 26 affordable units in the middle of an on-peninsula neighborhood even if it isn't an architectural gem.

PHDC is proposing to demolish these four buildings and build a new 50-unit - I think there is a recent Press Herald article about rampant mold issues in them, so this is definitely a good thing.

Seems like a big lot. Why just 50 units? So close to downtown and on a major arterial that could see a lot of height and improvement. I think that’s really underdeveloping, if you will, that large plot.

The 50 units is just the first phase. The intention is to build another 5-6 story, 50ish unit building at the intersection of Boyd and Cumberland and then 20ish units of townhomes along Mayo St.
 
Those balcony views will be epic for the sunrise views of the harbor and islands, but I'll take the views from the upcoming Redfern 165 Wash. Ave building looking out at the sunset and skyline and Bayside sprawl (and 295) if it's with my money. Mimosas and sunrises are still a good thing, but happy hour time rules in my book.

ITA. I'm reminded of the floor plan for the Grand Penthouse of the Millennium Tower in Boston, where they appeared to put the master bedroom on the east side. Maybe that's a Habit of Highly Effective People, but if that were my place I'd not have the sun in my window in the morning!
 
Mainehealth is in preliminary stages of redeveloping the MCRR Building into workforce housing
I didn't realize that they had bought Union Station Plaza; I wonder if that makes putting the train station there easier or harder. I also caught in the article that East Brown Cow, current owners of the MCRR building, have been refusing to renew tenant leases as they expire.

Great building - this would have to be at least 300 units, it's huge.
 
Renderings have been posted on the Historic Preservation Board agenda. No on-site parking either – except a nice big indoor bike storage room on Gilbert Lane:

I really liked the design in post #276. Sleek and almost bold in its minimalism. Definitely a minority opinion! The latest iteration feels more institutional.
