Solmon Chowdhury's plans call for five parking spaces and ground-floor retail space in his building, around the corner from where the city recently approved a five-story, 27-unit condo building on Wellington Hill Street. The building would have indoor space for storing 36 bicycles and a roof deck.…..”

Velney Development & JPNDC Propose Affordable Housing for Mattapan Site​

“In response to the City of Boston's RFP to develop a 16,000+ square foot parcel at Cummins Highway & Regis Road in Mattapan, Velney Development & JPNDC have proposed a 6-story mixed-use, Passive House development. Designed by Boehm Architecture, the building would offer 36 affordable homeownership units with all residences affordable at 80-100% AMI. The plans also include ground-floor community/green space options to further the goals of PLAN: Mattapan.”

Am I dreaming or is that a different rendering? I was going to comment on how bad the design was for such a prominent place, but this building looks pretty good. This has been a vacant lot for as long as I can remember and a 30 unit building that is not hideous, is wonderful

No youre not dreaming, I went back and changed it once the new most up to date render came out the next day on bostonplans. I forgot to add the bostonplans link, so I just added it underneath. Youre right though that previous version was hideous.
 

30 Units Approved in Mattapan​

This contributes a lot. This is one of the most run down parts of town, and the BHA/Morton corner is rough as can be both built conditions as well as traffic behaviors. Having a large image of new investment sends a very good implicit message to every brain of every person traversing this area, whether they consciously notice it or not.
