Medford Life Science Park | 278-326 Mystic Ave | Medford

There’s still tremendous value in lab space but there are absolutely flashing signs that we’re getting too much capacity (sub lease prices are falling in real dollar terms, longer time sitting on the market for less-than-class-A space). It’s a race to get leases signed someone will be left holding the bag.

Until that economic reality hits lab developers they’ll keep starting projects.

Oh and as always, we need more residential zoning capacity to make the incentives work.

Not gonna fly if your biotech workers can’t afford to live within commuting distance of their new labs 😡

For drivers coming from north of town, it's a far better commute than to the Seaport or Kendall Square, and probably a toss-up for those going to Waltham. The 95 bus appears to be the only transit in the immediate vicinity, and that doesn't connect to any other routes between Medford Square and Sullivan. i.e. It won't be useful to get anyone there who is coming from the east or west.

Based on the render, I think the buildings are the least ambitious part of this project. Turning a stroad with no parking and 4 travel + 1 turn lane into a tree-lined avenue with the same number of lanes PLUS parking on one side PLUS separated bike lanes on either side would be the really ambitious part here. The might as well throw in a stop on the Orange Line branch from Wellington to Alewife via Davis & Ball Squares.

On Mystic Avenue itself it's only the 95, but the future T101 will run at 8min peak headways on Main Street a couple of blocks away between Medford Square and Kendall. This location is also walkable from Ball Square on the Green Line.

Not confident that the T101's 8 minute headways will pan out, with BNRD on hold, a driver shortage with no sign of reversing, and the MBTA's upcoming fiscal cliff.

This part of Medford is quite a transit desert. The 101 and 95 currently run 21 mins peak/hourly service off peak. 89 bus is every 48 mins off-peak/19 mins peak but further away. GLX is about a mile's walk with limited bicycle infrastructure. Medford isn't exactly in with protected bike lanes yet, so Somerville's network of bike paths will also be about a mile away.
 
I love that there is often a car fanatic that sneaks cool cars into renderings and most people don't notice. There is an ultra-rare, Lancia Delta (might be an even more rare Integrale spec) in white parked at the corner - never imported to the US. It was a little monster designed for 80's rally racing, like the Audi coupe quattro.

Back on track, the 4th pic really shows the "us vs them, old vs. new" with the labs on one side of the street and a strip of legacy shops, anchored by a Dunks.
 
It seems in the climate of height-averse NIMBYism, lab buildings continue to prevail in getting as much height for their zone as possible and it never being a problem.

Case in point in Gingko's new building(s) and others near ISQ, Southie labs that are 4-5 stories amongst a sea of 4 over 1 residential, Boynton Yards, and Assembly labs.

I think if you want to see mid-rises shooting up, and suburban cities building some of their tallest non-residential, lab buildings are going to be your most frictionless bet right now - most likely because of the STILL super high demand for lab sq footage mentioned above. It's very exciting!

I was gonna point that out. With the Alfa there, must have gotten the Italian Cars Pack for Revit.
