Portland, ME - New Construction Continued

In other news, I noticed the recently closed Dunkin Donuts lot at Woodfords corner is for sale. https://boulos.com/our-listings/546-deering-ave-portland-sale/

It would be nice to see something new built here.

Here’s my idea!
Another rounded corner building to make it 3 on that corner, fitting in very well. A residential building with a ground floor cafe and other commercial space would thrive compared to a dunkin that's tough to get in and out of. Not to mention it’s nicer to look at!

Cool design. The only change that I would make is the dark colored (brown/black?) balconies and roof area. I would mimic the dark gray stone facade strip around the first level.

What is the property zoned? height? send the design to Boulos who the property is listed

Thanks for the feedback!! I love doing these. It is B2b so it would be an ideal spot for a mixed use development. Forest Ave has so much potential!

This lot was recently rezoned to TOD-1, not sure what the height limits would be.
