Portland, ME - New Construction Continued

It would be nice to see something new built here.

Here’s my idea!
Another rounded corner building to make it 3 on that corner, fitting in very well. A residential building with a ground floor cafe and other commercial space would thrive compared to a dunkin that's tough to get in and out of. Not to mention it’s nicer to look at!
 
Cool design. The only change that I would make is the dark colored (brown/black?) balconies and roof area. I would mimic the dark gray stone facade strip around the first level.
 
Thanks for the feedback!! I love doing these. It is B2b so it would be an ideal spot for a mixed use development. Forest Ave has so much potential!

Route 1 from Falmouth to East Deering is turning into quite the drive! All the new construction in Falmouth, then Martins Point (pictured here) which is still doing site work, and finished up by the Roux Institute which can be seen before getting onto I-295.
Surprised there isn’t a Martins Point section in the forum so I’m putting this here! Gotta love a new crane addition every once in a while!
 
I went through there a few days ago and hadn't even realized MP had something going on until I saw it. Have we even discussed it here, or is it one of those "what's the maximum time I have after approval to start digging" projects?
 
The top floor should have a view of the Eastern Prom and Roux. Not sure how they get 100,000 sq feet out of this if the two lower levels are parking.

The math does not add up and I'm guessing the building will have 25,000 sf of office space on the upper two floors for a combined total of around 40,000 sf when counting the garage levels. I do like the overall design of the structure.

The latest articles, etc. report a total of 100,000 square feet. Perhaps it's 25,000 each floor including the parking levels. The first two levels look like office space from the exterior renderings. Perhaps they are using square feet for the parking levels sizing instead of the number of parking spaces. Or maybe the parking is now scrapped for more office space. Great setting and views though. Too bad it's not taller at 5 or 6 floors. It's healthcare and their needs will continue to grow. Roux could factor in too as already robotic arms controlled with A.I. are involved or assisting with surgeries.
 
Does anyone know what those per-floor measurements actually mean? They're linear feet, so... each floor's overall height from the ground?

This previously mentioned project will add 50 new hotel rooms, a fitness center, conference rooms and a 5th floor restaurant and bar. The current ground floor retail tenants (Muse) will remain and the name of this sister hotel will be called the Nathan at the Portland Harbor Hotel. Interior demolition is already underway and the planned opening will be in August.

245 has Noodle House and 253 is Muse, so did they buy both? And what will become of Noodle House?
