Portland, ME - New Construction Continued

Both buildings are part of the project and I only added Muse as a general reference and forgot about the Noodle House.
 
I'd be surprised if this gets built, or like this. And affordable housing today on Munjoy Hill, at this personal income set? However, it would be nice to see this lot/etc. filled in with almost anything, really. And "developer" Daniel Black, not too impressive of a track record, or on LinkedIn, anyway.

This previously mentioned project will add 50 new hotel rooms, a fitness center, conference rooms and a 5th floor restaurant and bar. The current ground floor retail tenants (Muse) will remain and the name of this sister hotel will be called the Nathan at the Portland Harbor Hotel. Interior demolition is already underway and the planned opening will be in August.

Interesting - Where is Memic now? Are they still going to develop the Spring Street/Boru Lots?
 
Interesting. Seven stories and 87 units is substantially larger than what was proposed a few years ago. My recollection was that building was going to be called "Hayrunner" and have underground parking. Guess they couldn't market condos that would have views of both a Big Apple and a 7-11!

The empty lot across the street from here at the corner of Cumberland and Washington also seems like it's ripe for development.

This site is next to Big Apple, but it's also next to the Eastern Cemetery and the upper floors are going to have incredible unobstructed views of the harbor over the cemetery.

The "Hay Runner Block" proposal didn't just have underground parking, it was underground *robotic* parking – the site was so tight that there was no space for a driving aisle in an underground garage, so you would have driven into a loading dock, and an automatic sled would whisk your car away into an underground filing cabinet for vehicles.

Their buyers would have had to pay for some of the most expensive parking in Portland, in order to live on one of the most walkable and transit-oriented corners of the city.

Turns out there's not much of a market for million-dollar condos where a considerable amount of your home's price is tied up in a parking spot you can't see, in a neighborhood where you don't really need it.
 
This is such an important project that will impact so many kids, several of my friends made the Boys and Girls Club a part of their lives..

No details yet, but Avesta is planning something for the old Tortilla Flat restaurant site (which has a large lot and is a pretty good location for housing: next door to Hannaford, on two METRO routes, a 20 minute walk/5 minute bike ride to Talbot School and the community center, and a block away from the Trolley Park):
