...the group has kicked off the city’s formal development-review process, with local partner Thomas O’Brien of The HYM Investment Group this month alerting Boston officials of the plan to build 1.8 million square feet of residential and retail space at 314-420 Dorchester Ave

The J.T. Magen, Extell, and HYM development is one of the largest new housing projects proposed in Boston in years. The group envisions a collection of four 200-foot residential buildings with about 45,000 square feet of ground-floor retail, and is exploring the potential to bring a grocery store to the site.

The first building would likely be situated on a triangular-shaped parcel, currently home to a parking lot and vacant Castle Self Storage facility. The distinctive shape gives Boston-based architecture firm CBT “an opportunity for a really beautiful design,” O’Brien said.

The site went into foreclosure and auction earlier this year.

The Globe article headlined this photo of an industrial building as being part of the six acre site..

Google streetview is dated from this summer 2026, and I can't find the building. Likely it was demolished.

The Dunkin Donuts on Old Colony is part of the site, but, according to the developer, the building will be spared for as long as possible. The Castle self storage is the centerpiece of the site. A referenced address for Castle is 39 Old Colony.

From what I gathered, this site is separate from Iron Works. There are a total of twelve parcels: ten sold at auction, and two previously-bought parcels, one of which has the Dunkin' located on it. Together, they make up the entire triangle bounded by D St, Dot Ave, and Old Colony, minus the Marr Companies building.

In addition the previous two post above, there is this from the Globe article:

“….As for the drive-through Dunkin’ located at 75 Old Colony Ave. in the center of the site, the Extell, J.T. Magen and HYM team intends for it to “stay for as long as possible,” O’Brien said.”

Jeezus we live in a world where the Dunkin Donuts on Old Colony is a higher priority than the NRSL.
