Roxbury Infill and Small Developments

These articles are silly until the City allows black developers to build infill and towers near Nubian (they resist it tooth and claw) and until they allow market rate housing there in volume, which is needed to have residents who can spend there
Boston is unfortunately in love with its only black developer who can’t build anything and won’t build anything and never will build anything.

“The Zoning Board of Appeal today approved plans for a six-story building with 54 apartments and 9 condos on Warren Street at Crawford Street in Grove Hall.
All of the units will be rented or sold to people making up to between 80% and 100% of the Boston area median income, under the proposal by the Madison Park Development Corp.
The building, designed to allow a continued view of a mural on Warren Street, would have 22 parking spaces, accessible via the lot's small access on Georgia Street……”

The 1149-55 Harrison Building is pretty crazy. 3 stories, surface parking, well below even the city's paltry density limits. Wondering what the story is here...exactly 10 units doesn't buy you relief, nor does limiting yourself to 3 stories?

Construction on-track for Roxbury affordable townhomes​

“Hemenway Construction Management celebrated construction progress on a 12-unit Roxbury development in a recent Instagram post. The 24 Westminster Ave. project will provide affordable housing, with half of the units reserved for families earning up to 80% of area median income and half for those earning up to 100% of AMI.”

“The three-story building will feature one-bedroom and three-bedroom townhouses and offer proximity to the Jackson Square and Stony Brook MBTA stations.”

The price points for the remaining units here are actually surprisingly low? There's a 2BR/1BA on the market for $525K, and it includes a balcony. This is a pretty good location, within 5-10 minute walk of the Columbus Ave busway, the Orange Line, and Franklin Park.

Three all-affordable buildings approved for what are now vacant lots in Roxbury​


“The Zoning Board of Appeal yesterday approved plans for three all-affordable buildings in Roxbury, two condo buildings on Marcella Street and one apartment building off Westminster Avenue in Egleston Square.

The buildings are planned for what are now vacant city-owned lots, under the Mayor's Office of Housing "Welcome Home, Boston" plan to sell vacant and parking lots to developers at low costs in exchange for affordable housing…….”



75 and 86 marcella are on a corner and face back to back. 20 affordable units.

“BOSTON– In a major step forward for affordable housing and creative placemaking in Boston, Kaplan Construction has announced the completion of 2147 Washington Street, a 99,831-square-foot, six-story mixed-use development in Roxbury’s Nubian Square. Developed by New Atlantic Development and DREAM Collaborative, the project is designed with a special focus on artists and the creative economy.

Built on the site of a former surface parking lot, 2147 Washington introduces 74 new housing units—including 62 income-restricted rentals and 12 for-sale condominiums—with half of both categories reserved specifically for artists and creative professionals. The building also features 8,600 square feet of commercial and cultural space, with amenities including a dance studio, gallery-style lobby, flexible artist studios, a bakery/café, and classrooms, reinforcing its role as a community anchor in the neighborhood.

I love how much nubian is filling out. Its always had so much potential since the el came down.
 

TDC Proposes Affordable Senior Housing at 151 Lenox Street in Lower Roxbury​

“Tenants’ Development Corporation (TDC), one of Boston’s oldest minority-led nonprofit housing developers, has submitted an Article 80E Small Project Review Application for 151 Lenox Street, a BPDA-owned parcel in Lower Roxbury. The proposal calls for a 7-story, 30,715-square-foot masonry building featuring 38 affordable senior rental apartments—6 studios and 32 one-bedrooms—all restricted to households earning at or below 60% of area median income (AMI). More than half the units will serve extremely low-income households, including four reserved for people experiencing homelessness, supported by state and federal rental subsidies.

The project will also provide a community room, laundry facilities, bike storage, and a management office to enhance resident engagement. Designed to meet Passive House certification along with LEED and Enterprise Green Communities standards, the development emphasizes energy efficiency, climate resilience, and healthier living for seniors in the South End and Lower Roxbury.”
