These articles are silly until the City allows black developers to build infill and towers near Nubian (they resist it tooth and claw) and until they allow market rate housing there in volume, which is needed to have residents who can spend there

Boston is unfortunately in love with its only black developer who can’t build anything and won’t build anything and never will build anything.

New affordable apartments, condos approved for Grove Hall​

“The Zoning Board of Appeal today approved plans for a six-story building with 54 apartments and 9 condos on Warren Street at Crawford Street in Grove Hall.
All of the units will be rented or sold to people making up to between 80% and 100% of the Boston area median income, under the proposal by the Madison Park Development Corp.
The building, designed to allow a continued view of a mural on Warren Street, would have 22 parking spaces, accessible via the lot's small access on Georgia Street……”

The 1149-55 Harrison Building is pretty crazy. 3 stories, surface parking, well below even the city's paltry density limits. Wondering what the story is here...exactly 10 units doesn't buy you relief, nor does limiting yourself to 3 stories?

“Hemenway Construction Management celebrated construction progress on a 12-unit Roxbury development in a recent Instagram post. The 24 Westminster Ave. project will provide affordable housing, with half of the units reserved for families earning up to 80% of area median income and half for those earning up to 100% of AMI.”

“The three-story building will feature one-bedroom and three-bedroom townhouses and offer proximity to the Jackson Square and Stony Brook MBTA stations.”

The price points for the remaining units here are actually surprisingly low? There's a 2BR/1BA on the market for $525K, and it includes a balcony. This is a pretty good location, within 5-10 minute walk of the Columbus Ave busway, the Orange Line, and Franklin Park.
