Thanks jsr. Ya, I have been meaning to get back. I have friends in NY and believe it or not I still think they are a 30% premium to Boston. I am curious to see how this building does. I'm on the fence on renting/that's why I haven't toured again. It's an interesting concept with a doorman building on the park. Nothing really like it.

It will do ok, they will lure people in but with rents at 3400/month you'll be left scratching your head when your realize the Huntington Corridor is pretty miserable. Im up the block at Olmsted and you get much more bang for your buck when it comes to square footage. The only difference between the two buildings is affordable housing.

Unfortunately Olmsted Place doesn't have a bright future - that building was just up for sale recently and was pulled due to low-ball offers. Serenity should do better as the views of the pond and of the city-scape will be a huge improvement upon Olmsted which literally faces the VA ...

I took a tour recently and city views of Longwood/Fenway area are pretty nice (7th floor and up) as well as the South End and Financial District from floors 15 & 16.

Yes they are expensive but that's currently how the market is sitting right now - Greenline is across the street and I'm sure more restaurants will start showing up as this and the 40+ unit building are completed further down Huntington.
 
Ah, waking up to the E train screetching as it makes that 180 degree turn in front of the VA or blowing the horn as somebody in a car blocks the track at 7am on a Saturday morning will get old very quickly.
 
Videos are great but it looks like a hell zone in there, why show such an unfinished product.

Oh that is going to suuuuuck. Several years ago, I lived at the Rivers Edge apartments in Medford where the Orange line runs close by. I didn't even last the whole lease year before moving out. Green line screeches are like nails on a chalkboard.
 
Called over again to check on leasing - apparently they've rented almost 30 units already. Kinda impressive at this stage.
 
Saw this thing from the park on the Brookline side of the Muddy - despite not being a fan of the white panels, thru the park it actually looks alright. The brick portion ends at the treeline along the Jway and the white upper portion isn't very noticeable. If they'd gone with a darker tower, it would have looked much heavier and imposing.
 
That's about 40% leased - I believe there are 195 units in the building.
 
The real question is what do the units go for in the next door neighbor. The building that looks like mustard on top of a burger. That place rocks!

Next door neighbor is the enVisions Hotel. A Choice Hotel boutique brand.
 
Last photo: is the top floor on the back section an actual floor or a screen for roof mechanicals?
