Somerville Infill and Small Developments

Playing around with the calculator on the Somerville Zoning website, it looks like 3 units requires 1 affordable in NR zones. 2 units would drop to zero affordable.

The builders of 4 Princeton St subdivided into two lots so that each duplex was two luxury units. The building reads as a single 4 unit building from the street.
Looks like they never updated the calculator. Amendment 2023-23 removed affordable units in this zone: https://online.encodeplus.com/regs/somerville-ma/doc-viewer.aspx?secid=8#secid-920

Im guessing the Princeton Street project that you referenced was permitted before the amendment.

316 just collapsed today. Obviously nothing came of this particular redevelopment project, and the building has basically been sitting derelict for a decade. The owner also owns, or at least used to own, the Eberle building at 33 Union Square, so they aren't a COMPLETE slumlord.

I wonder why they never went forwards with the redevelopment. Would have been a nice little building.
 
More units, for sure, but get rid of that siding and do a full restoration and that would be a quite nice late-Victorian.
 
Just pulling out some of the renders: this building is shoving 8 units onto a tiny 1700sqft site, replacing the black and white building on the corner. It's notionally Assembly, but geez at least right now thats a terrible location. Also, given the site size, it's a perfect example of why we need to have a conversation about double loaded stairwells - this would have been a perfect application for point access if that was legal here.

Just got a mailer that 103 Washington is going back in front of the ZBA at the April 2nd meeting for a "Major Amendment to a previously issued Special Permit". I didn't see any details yet on the zba site. Crossing my fingers they're finally activating the street level retail.

Looks like a restaurant permit for the old Sportinguista location at 282 McGrath is also on the list for 4/2 - nice to see that space get used again.

But you could also look at the pictures earlier in the thread, since it's been built and occupied for a few years now.

Which is why I'm assuming it's for something like building out the commercial space or something rather than a big change to the building, but who knows!

There’s a really good opportunity with this lot to create a retail space that interfaces with the community path. It has been discussed in the Gilman Sq neighborhood council that the developer is interested in retail or community space at street level and path level. Hopefully future renders will include that, I haven’t seen this render before.

The current "art park"/pop-up park is WAY preferable to the gravel lot that was there for too long, but Gilman Square -- the actual Square -- needs to be more than two gas stations and one excellent restaurant (Sarma).

Also: where's the stone lion's head from the Homan Building? It was saved and the city and the T said it would return once the station was open and all related construction was done, but...

It was kept away because of politicians being sworn in to not make history seen. Be careful.
