South Boston Infill and Small Developments

Sooooo many new projects in Southie. Its almost like the equivalent of a whole new neighborhood has been built.

According the BRA website there are 25 projects completed or under construction, 16 that are board approved and another 4 projects under review right now for a total of 45 projects in just South Boston not including projects in the South Boston Waterfront.
 
Given the big uptick in developments in the last 6 years or so, did the city of Boston have to make any sort of upgrades to the sewage/water/electrical lines to accommodate things?
 
The buildings look pretty good, but so many garage doors... make me kind of sad. Seems like there should be a better way to accommodate off-street parking needs for the neighborhood in a less obtrusive way.

I always thought that someone could take the surface lot on West Broadway (next to the post office) and build a 4 or 5 story underground parking garage there.
 
Are their legal/permitting hurdles to converting garages to habitable space if the owner decides they don't want/need it later on?
 
Would be great to see this flurry of activity in other neighborhoods close to downtown like Charlestown and Eastie too, most of the new stuff looks great tho!

There's a new substation being built next to Harpoon (though this will mostly serve Seaport, not traditional southie). It will be connected to the K Street substation. New 115kV transmission lines connecting the K Street and Dewar Street substations will be completed next month.
Southie had some major sewer separation projects over the last 8 years that now seem to be wrapping up.

Charlestown has a fair amount of projects in various stages...~20 new units on Sullivan/Franklin streets, the amory on bunker hill st ~40 units, landing on Rutherford next to Santander, then a bunch in the pipeline- the projects re-do, large rental development in Sullivan Sq., various things in navy yard, plus the usual amount of gut/rehabs.

Southie is much bigger with less guidelines on design so it seems to be happening quicker there. All the retail is really great.

As an aside, I've seen eversource upgrading transformers quite often bc they blow up under the load of new units, larger demand for electricity. So it seems like that how utilities get uograded...not the most efficient process.

Diner to be demolished, replacement building will be masonry and black curtain wall. 6 stories, 9 units. 10 parking spaces enclosed on-site. It will fill the entire triangular site, with retail frontages in a couple spots. Looks alright, got a good flat-ironesque look from some angles. Bump-outs along the sides, roof deck. Canopy over A Street. Still undergoing design review. They may keep the diner.

Looks like it was approved with ~500ft of commercial space, which is very disappointing in my opinion.

I wish they could have kept the diner! Southie rumors say that My Diner is looking at Rondo's space on West Broadway (which is rumored to be closing). Not sure if credible source, though. Safe to say that it is not.
