“The Proponent proposes to redevelop the 14,541 square-foot Project Site, which is currently occupied by a two-story brick industrial building and accessory surface parking, into a new nine-story mixed-use building consisting of up to seventy-five multi-family residential living units, with approximately 1,200 square feet of ground-level commercial space serving the local community, all totaling approximately 75,000 square feet of gross floor area.

“A developer who bought a vacant lot at Dorchester Avenue and B Street last year is asking the BPDA to sign off on plans to build a six-story, 114-unit apartment building there.
In a notice of project change, current owner Huabin Fan of Wellesley says he would keep roughly the same plans as approved by the BPDA in 2017 and then again in 2019, but that, in keeping with changing times - and changing city requirements - he is proposing just 20 parking spaces, down from the original 70, and a building that would have no natural-gas hookups.
Also, he would shrink the number of studios by increasing the number of one-bedroom units - each of which would have an installed desk - because of the growing number of people who now work at home.
The plans call for 20 of the units to be rented as affordable. Ground-floor commercial space would be rented at below-market rates to the non-profit Ultimate Self Defense and Performance Center.”

New Development Team Submits Updated Plans for Stalled Southie Project
A long-stalled mixed-use project at 270 Dorchester Avenue in South Boston may finally move forward with new owner Dinosaur Capital, submitting updated plans. The project was originally approved in May 2017 with demolition completed on the site in late 2019. Update plans call for a slightly smaller building still to include 114 apartments with 17% affordable. The reduced building footprint will allow for increased green space in a newly incorporated publicly accessible plaza. The project will now be all-electric to meet the latest City sustainability requirements. Additional changes proposed include a decrease in parking to 20 spaces and a reduction of retail square footage from 6,590 square feet to approximately 4,300 square feet.

I desperately need this to get built. This has made the sidewalk right on Dot ave by this bridge so horrible, unsafe, and inaccessible for people who use mobility devices and bikers. Its honestly disturbing the city has let this sidewalk be in the shape that it is for so long. Happy to see so many units and affordable commercial development as well!

Im with you as I too, often walk this stretch and the sidewalk is an abomination!

45-unit apartment building approved on B Street in South Boston​

“The Zoning Board of Appeal this week approved developer Joe Hassell's plans for a six-story, 45-unit apartment building on what is now a vacant lot at 34 B St., next to the similar building he'd earlier built at the corner of B and West 5th streets in South Boston.

The two buildings, in fact, will share an entrance to underground parking, 22 spaces for the new building.

The new building will have eight affordable units”
