Quarterra may be backing out of the big phase 2 development of 375 affordable housing units?



A new restaurant is opening up in the former Smokestack Barbecue location further indicating that the housing project for this site is dead for the forseeable future.

The smokestack lot is a small parcel of that overall project. Like 1/12th if it. The developer will.most likely use the land they already own and put it on the one plot instead of two
 

"double-parking podium" I don't exactly know what that means but it does not sound like street-level retail/ restaurants. Maybe that means there won't be a detached garage?

It means the garage will be under the units like the revington. No way will the city go for this development not having retail on spruce set and Washington st. They criticized the last developer for not having enough
 
Updated designs for Phase 3. The development has been divided into four lots to accommodate the restaurant remaining on Green street.

Lot A is the biggest directly at the ballpark and along Washington, Spruce, and Ash Streets. First two floors are just parking, no street level activation whatsoever.

Same goes for Lot B facing Madison Street, where a parking garage was originally proposed. Just parking on the street level and residential entrance.

Lot C and Lot D frame the former Smokestack BBQ place on Green Street. Those at least have some mixed use/ retail allocation.

I do not like the lack of retail along spruce st on this plan whatsoever. It would be a nice one way st with a wide sidewalk. Very pedestrian friendly but now there is no reason to walk down this st unless you live there

3B has two retail units along Madison
