Toss in Back Bay garage as the longshot darkhorse. I'll put my money on the Garden Garage. Doesn't the Congress St garage have to wait until they build that ~480' residential tower before they consider demo? The other 3 don't really have serious proposals yet, but I'd say Federal Street (Winthrop Square) garage is most likely to come down first out of those, and either 2nd or 3rd overall.

Are the garage and basketball courts still in use?
Garage yes, courts no. I have no idea what that means for time table though.

The courts are still in use, but I guess not for basketball. There is a trapeze school/attraction there, inside one of the enclosures. I was there this past weekend with my daughter, and had assumed the equipment was installed and removed per the school's schedule, leaving basketball activities for other time slots, but perhaps I'm wrong about that. The trapeze school seems to be quite active, though.

It's funny. All these "new" West End buildings have parking, yet we're still inundated with people demanding on street resident parking. They don't want to pay to use their building's garage and feel that they deserve on street parking because other neighborhoods get it.

Perhaps they're operating on the assumption that people will bring more cars than the garage can accommodate - especially for buildings with less than a 1:1 parking ratio, methinks the folks who attend these meetings aren't really on the up and up about car ownership trends and statistics - and then flood on-street parking? I'm sure 'the struggle is real' to them on the ground, but I wish we had more factual analysis of on-street parking before and after developments have been constructed and filled.

My hopes for the current BDT, former parking czar, is top-down parking reform. If we didn't give away the parking permits for free and irrespective of neighbourhood capacity, we could probably nip these arguments at the bud on every single project and move on with development.

100% agree. Free or subsidized street parking is a privilege, not a right, and shouldn't be an argument against new housing. Some of these people feel that once it becomes hard to find a place to park on the street, development in that area needs to cease. It's completely backwards. Street parking shouldn't be subsidized in downtowns where public transit is plentiful. I am fine with subsidized parking in suburban downtowns or in neighborhoods like Roxbury and Mattapan, but certainly not around here.

Thanks for posting! Other than a typo on Figure 40 (sure to freak out the shadow study watchdogs), I think this is a great proposal. Avalon North Station and this will complement each other nicely, and hopefully it'll activate some of the green spaces throughout the West End. What do you guys think of the flying saucer balcony that sticks out around Floor 35?

I'd love to see a 5-year or 10-year render of this with all the other towers going up at North Station and Gov't Center Garage. This'll do for now, though:

Out of all the proposed developments, this is the one that I want more than anything to move forward.

EDIT: The time is perfect with the Avalon North currently under construction.

I would agree if this one can get started soon maybe by next spring or summer that would be amazing. I love the height and it appears to be very well proportioned.

Wow.

"We took into consideration concerns of neighborhood residents. We shaved 18 feet off its height and reduced density by decreasing the number of units by 16 from 486 to 470."

447' to highest occupiable floor, 467' to main roof, 485' to very top of mech. Didn't see the need to cut any height but still looks good.

Thank god those are rentals and not condos or anyone having a unit under agreement might be a bit peeved.

I honestly don't get the whole hubbub about shadows, rentals or not. It would be one thing if I were owning at AVA North Station and Longfellow Place were going up just a couple of metres from my window. They'll be separated by a good 100m. Considering how far apart they are, the arc during which LP casts shadows on AVA NS will be an hour or two at most.

Also, thankfully we live on a planet with a light-diffusing atmosphere where shade is not the difference between direct sun and complete darkness. (Not a direct quip at you, just baffled by the perceived/demonstrated obsession over direct sunlight.)
