Can we change the address in the header to 150 Seaport Blvd?

Confused. 150 Seaport Blvd or 150 Northern Ave.?
Does this mean they are getting rid of the Northern Ave dog leg and renaming the eastern portion of Northern Ave Seaport Blvd? I hope so!!! That dog leg concept is totally insane and very confusing.
My bad. The Whiskey Priest's address is listed as 150 Northern Ave for some reason. I knew it didn't sound right. The title should be changed.

World Trade Center is 200 Seaport Blvd. Agreed they should name the rest Seaport Blvd. down to BoA pavilion etc. to avoid confusion.

Im the last thing from a nimby and the whiskey priest is no marvel, but with acres of parking in all directions I really wish we could at least keep some of the character of the neighborhood here. Thats what I like about Boston is there will be all kinds of buildings mixed into each neighborhood. The seaport had a very limited amount of buildings here but why wipe out everything? I think once this place fills in the end result would have been much better if there was a mix of these new glass buildings with the old pieces of the neighborhood instead of just 200 glass boxes. Yeah the whiskey priest isn't amazing but thats the point it gives a neighborhood character.

That being said the render looks great I wish they would just move it to a parcel near by.

^ Whiskey Priest / ABG are hardly the types of "old" buildings worth keeping, unfortunately. They're junky (trash compactors out front!), cheaply built, single-story, and poorly relate to the street (somehow they manage a strange setback and bizarre angle). Like it or not, everything past old Fort Point is really a blank slate.

I realize that but I just think that having a little bit of the old character of the neighborhood mixed with the new would be nice instead of just 75 glass boxes that could have been built anywhere. It makes a neighborhood interesting to have a mix.

1. The buildings aren't special but it's nice to have some dumpy low slung buildings to enjoy a drink on the deck. Agree we need more of this, and although I truly despise whiskey priest the atlantic beer garden is nice on an afternoon (not at night, cuz of the crowd, of course). The experience of drinking and eating in a new glass tower will always be different, and if retained here will certainly be a much more New Boston bullshit, expensive affair.

2. The tower looks decently interesting but I wish it could be both taller and/or skinnier. This is one case where it actually looks pretty obstructive to the water views, and those bars are a nice break in the buildings. I agree with the poster above suggesting that this might be better elsewhere.

3. Aesthetic concerns - garage doors are no good in that location.

4. These don't pertain to the development, but I agree that B Street is absurdly wide. More concerning, why is it that all new development renders coming out this year show a black fence across seaport boulevard? Is that a city plan we haven't heard about? Because it's a terrible idea. I don't like how Boston pedestrians hurl themselves into the roads with no concern for traffic but the fence would make this road a highway. Not cool.

The original version was scrapped after Boston Mayor Martin J. Walsh encouraged developers to submit more creative designs for buildings a year ago.

Local politics matter. As much as we bitch on here about boring buildings, if we bitch in equal amounts to our elected officials it can actually mean something.

It should be noted that the black fence in the render is only pictured as being on a section of Seaport Blvd, and does not continue on the other side of the intersection. It should also be noted that that black fence is a present reality in that location.

Some of the dinner cruise boats dock at Commonwealth Pier, along that side of the World Trade Center. This means that hundreds of drunk partiers discharge in that area, all at once every warm evening. The fence is there to try to funnel them to the cross walk, rather than seeing them killed trying to cross Seaport Blvd at that point.

I have no idea if this is effective for pedestrian control.

The point I am making is that Boston has a nice mix of low hole in the wall spots next door to brand new buildings right next to high rises. Theres more character in a neighborhood with diversity like this instead of every bar in the seaport being in the bottom floor of a glass tower. I like the building but the Seaport is acres and acres of parking lots. Why knock down some of the character when there are 100 spots this could be built. Also we should be filling in the gaps instead of knocking down whats there and replacing in my opinion.

There is an open gap this size directly next to the bank of America Pavillion. Why not build in that empty lot instead of knocking down an existing building. I think for the seaport to be a successful Boston neighborhood and not just an anywhere USA neighborhood we need the contrast.

The East Service Road are of Seaport looks to be the most interesting from a design point of view. 121 Seaport, Seaport Parcel M, and this will all be rising at the same time. They all thankfully break the One Marina Drive/Waterfront Place glass box design. Even though there are better sites for this tower, Elkus actually did really well and has proposed a new attractive tower to the neighborhood.

I hope that parcel M will not be affected too much from this. The new "tower" will be taller than M and will effectively block the views. Let's hope that this does not decrease the price point for those to a point where they need to compromise and their great design.

Not important, but Howard Elkus makes the same dumb statement in both the B&T article and the press release:

"150 Seaport Boulevard is a unique site on the Boston Waterfront in that it is the East Coast terminus of transcontinental Highway 90."

There is no such thing as a "transcontinental highway", and I-90 ends at 1A in East Boston. South Boston isn't even the second-to-last exit, counting Logan. In fact, if SBW was the terminus of I-90, the view he cites would be impossible - only WB traffic exits directly onto B Street.

Has this guy been to Boston? His firm seems to do a lot of work here...

It's being renamed something with "Pier 4" in it. I don't think they settled on the final suffix yet.

Parcel M should be rising before this, so hopefully its plans will not be affected. And honestly, in some sense, the blocking of condo/apartment views strikes me as a positive thing for the long-term health of the Seaport neighborhood. More obstructed views = more affordable rents = a more diverse neighborhood.

Wow, this is impressive. I honesty thought this "parcel" was going to remain a restaurant for a long time, due to its very close proximity to 100 pier 4 (nimbys with the wind tunnels/ 200 ft canyons) and the vast parking lots across the Seaport, so this is great news.
