Union Square D2.1 | 10 Prospect Street | Somerville

It is odd how little Union Sq proper was upzoned - much of it not at all. In the long run, this will shift the center of gravity away from the historic square towards the Green Line stop...

If they don't dumb down or chop down the tower at D2.3 it's going to be a heck of a visual landmark for Union Square.

It looks like there's 1 more fairly tall tower that will be built in the future so that Union will have its own distinct little skyline when this is all completed.

They could rebrand it, “Old Union Square” which is corny but would probably attract more retail attention.

All of Somerville is being rezoned.

Much of Union is being zoned for 4-7 stories of residential and commercial, with a few targeted spots like this one designated for high-rises.

New renders that also show the glx station now too in 1,2 and 6.

The green line trains in those renders look more like subway cars than light rail cars.

Is this dead or just resting during COVID? Last article (from the now sadly defunct Curbed Boston) said construction would start in 2019... and that didn't happen. And the last chatter on this board re any US2 project was February 2020 (an ominous month given what has followed).

not sure. The part of the site at the corner of Somerville ave and Prospect seems to be in use as a staging area for the somerville ave drainage reconstruction project. I doubt anything will happen till that project is complete. It was shut down for a few months during lockdown. The other end of the site seems to be a staging area for the T station. I doubt there'll be any movement with this project till spring. They are probably letting the new Boynton yards building be the canary in the coal mine, re. post covid occupancy levels.

According to the SRA meeting minutes from August, this was due to close and start construction in August. The next meeting is this Wednesday, November 18th and an update is on the agenda.

Very much not dead. Not sure what the holdup is, but other projects have been using the site as a staging area and they may be running long.

Update from tonight's SRA meeting: this project is due to close in mid-December and begin environmental work right away. It is estimated that both the lab building and the residential tower will begin going vertical in Q2 of 2021.

Interesting to note that they said 90 affordable dwelling units in the residential tower would be the largest-ever batch of affordable housing to come on-line in Somerville.

Giddy up
