Weymouth Developments

Plans are still underway to transform a Weymouth gas station into a mixed-use development – just a little different this time.

Abdallah Metri, who owns Jackson Square Gas at 1441 Commercial St., wants to construct a three-story building with 32 units and 1,900 square feet of office space called Herring Run Loft Apartments.

Without any roadblocks, he hopes to break ground by late spring or early summer, one of his representatives said at a March 26 site plan review meeting.

Three years ago, Metri had received a special permit from the town’s zoning board for a different iteration, one with 22 one-bedroom and studio apartments and 1,600 square feet of retail space. Originally, he wanted to include a 75-seat restaurant, but those plans were nixed.

But the 2022 approval expired and during that time the town created the Jackson Square Overlay District, which allows a project like Metri’s by right. His representatives met with the town’s planning director and principal planner to make sure the new proposal met zoning requirements.

The project will have 16 one-bedroom apartments, 10 two-bedroom units and six studios, along with 52 parking spaces, five of which would be set aside for office use. There is also a courtyard proposed for the center of the development. Director Robert Luongo also asked whether Metri would be willing to include three affordable apartments in the mix.

[...]

A representative noted that because Metri’s project is on an existing gas station and near the Herring Run, it would have to be reviewed by the Massachusetts Department of Environmental Protection as well as go before the town’s conservation commission.

0.5 miles from the East Weymouth commuter rail platforms. Good on the town allowing this by right. As I understand the Jackson Square rezoning wasn't part of the MBTA communities act.

$15M+ in Construction Financing Secured for Phase 1 of Weymouth Project

“The development team behind the Jackson Square project in Weymouth has secured a $15.8M construction loan through Northern Bank. Phase One of the development will include 42 residential units featuring deluxe amenities, including a state-of-the-art fitness center, flexible coworking space, multiple lounges, and expansive outdoor green areas. The larger plan calls for the demolition of ten existing structures and the construction of four new mixed-use buildings.”

The plan calls for a 22,150-square-foot Sprouts Farmers Market grocery store and a 700-square-foot drive-through 7 Brew coffee shop. The site is bordered by Main Street to the east and Front Street to the west, which turns into Winter Street to the south of the property.

The developer said the development team addressed concerns related to traffic, noise and drainage.

Those changes include:

  • Adding a crosswalk with flashing lights on Front Street to connect the property to the neighborhood
  • Creating a left-turn lane from Front Street onto Winter Street to keep southbound traffic flowing
  • “Do Not Block” pavement markings where Front and Winter streets meet to keep the intersection clear

No they didn't get into why there's no residential component, which is a real shame considering how much is right there. That Winter/Washington/Main triangle could be very walkable and lively with a little more housing and a little less parking
