Weymouth Developments

Plans are still underway to transform a Weymouth gas station into a mixed-use development – just a little different this time.

Abdallah Metri, who owns Jackson Square Gas at 1441 Commercial St., wants to construct a three-story building with 32 units and 1,900 square feet of office space called Herring Run Loft Apartments.

Without any roadblocks, he hopes to break ground by late spring or early summer, one of his representatives said at a March 26 site plan review meeting.

Three years ago, Metri had received a special permit from the town’s zoning board for a different iteration, one with 22 one-bedroom and studio apartments and 1,600 square feet of retail space. Originally, he wanted to include a 75-seat restaurant, but those plans were nixed.

But the 2022 approval expired and during that time the town created the Jackson Square Overlay District, which allows a project like Metri’s by right. His representatives met with the town’s planning director and principal planner to make sure the new proposal met zoning requirements.

The project will have 16 one-bedroom apartments, 10 two-bedroom units and six studios, along with 52 parking spaces, five of which would be set aside for office use. There is also a courtyard proposed for the center of the development. Director Robert Luongo also asked whether Metri would be willing to include three affordable apartments in the mix.

[...]

A representative noted that because Metri’s project is on an existing gas station and near the Herring Run, it would have to be reviewed by the Massachusetts Department of Environmental Protection as well as go before the town’s conservation commission.

0.5 miles from the East Weymouth commuter rail platforms. Good on the town allowing this by right. As I understand the Jackson Square rezoning wasn't part of the MBTA communities act.
