Re: Congress Street Garage Development

haha seriously...I'm not sure which one of you is Corey, but this David Fields guy really takes the cake on bizarre comments. He sounds like quite the academic judging by his vocabulary.

Corey Pouliot I find the vilification of real estate developers to be sad, really.

David Fields Trite responses to cover the cronyism of real estate interests. all of the projected tax revenue is bogus...the ultimate result is gentrification and radical redistribution of wealth upwards.

Corey Pouliot So....no development then? Should we all go back to living in mud huts?

David Fields huh? You have a very reductionist definition of development. I suggest that you engage in the scholarly literature on the consequences grandiose real estate projects - specifically how they lead to displacement, regressive redistribution of wealth, mindless consumerism, and the degradation of culture, community, and history.

I am.

Re: Congress Street Garage Development

There is a difference between a glass box and a glass tower. Boston has too many glass boxes and not enough good glass towers. This is a breath of fresh air, IMHO, for Boston.

Nailed.

Regarding the Facebook page, the naysayers are outnumbered and their reasoning is right up there with "Women can shut that whole thing down." Given the mayor's obvious support and soon to be ending term, this thing will move.

Re: Congress Street Garage Development

This has the potential to be EPIC!

Minor nitpick: They're kicking the 111 buses to the street and bringing the 400-series buses closer to the development? Uhm, the 111 is beyond rapid transit frequency, and 400-series combined aren't terribly common. That's a bit odd.

I'm hoping to see huge improvements to the busway, though. It's currently atrocious.

One factor may be the proposal to run Silver Line from South Station to Chelsea via Williams Tunnel. You are correct that the 111 is beyond rapid transit frequency and even then often completely packed. If the Silver Line proposal moves it could take stress off the 111 and provide direct transfer to the subway on one fare. It would also stop at the Airport Blue Line. Now, if we only had a Red/Blue Connector.

^skyscrapers start at 492 feet, so yes....he's right.

Re: Congress Street Garage Development

South Station Tower, which is approved for a height exceeding 600 feet, is missing from the map. It continues to be an active proposal and despite skepticism on this board, there is good reason to believe that it is only a matter of time. How much time is anyone's guess.

Re: Congress Street Garage Development

I wish you could rotate this image. I wanna see what this would all look like from different angles.

It's been proposed since the 90's. I would say it has about even odds of being built before I die (and I'm only 31). A "matter of time" doesn't matter much when the time is longer than the average human lifespan.

Re: Congress Street Garage Development

The age of the skyscraper? Other cities entered that age a long time ago.

I think South Station is a very complex development.

HYM seems to have presented a good plan for Congress Street Garage. I like the proposal. Wasn't O'Brien the head of the BRA at one point? This is still a very complex development.

My vision is the Greenway could possibly be the STRIP of unique high end Restaurants, Clubs of the whos-who & possibly a Hollywood star destination strip to hang out on and live on.

Doesn't a bunch of Bruins live around the North End, Intercontential?

Some Bruins live in Strada234.

Yeaaa, I remember driving into Boston with my parents to celebrate high school graduation at the Top of the Hub and telling them "the South Station Tower is supposed to be finished next year but got delayed and it'll be finished it 2006!"

My 10-year high school reunion will be this year and there aren't even murmurs of development...kind of depressing actually.

Your cynicism is justified, but I think the odds are better to even that it will be built before you're 40. We shall see (or perhaps we won't).

It will be built when it is financially competitive and there is enough demand. It's always cheaper to build on solid ground and there are still a lot of site left that don't require the expense of building above active train tracks. The Congress St project is only looking at building a net of 1,000,000 square feet. Don't forget Mass has lost jobs for the past three months.

Re: Congress Street Garage Development

Wow, I didn't realize there weren't any skyscraper in Boston!

What is this? Saracasm? My comment was more in response to the article heading, kinda like "In other news, the world is round!" Obviously I know this. The title of that article suggests that skyscrapers are some new fangled invention.

Re: Congress Street Garage Development

According to this website (ie the international standard) a skyscraper is 200 meters (656') or above. Thus, Boston only has 2 legit skyscrapers, and the way things are going, this number might never change. http://www.skyscrapercity.com/

In fact, we haven't had a single development in years that would even qualify for the "highrise" section of 100 meters and above. (328')

Re: Congress Street Garage Development

Skyscraper City is the "international standard" for what is and isn't a skyscraper? Myself, I certainly wouldn't mind seeing a 700-900 footer in a couple of spots around the city, but height has never been big issue for me.
