Future Skyline

Downburst I think I speak for everyone when I say these are very much appreciated. Looking at those renders shows me that our skyline is going to be incredible when these are completed. Also with 111 fed going in its going to be the icing on the cake. Im psyched to watch this new tall phase of the boom go into full effect. Its going to be something special.

Couldn't wait so I went ahead and made one. Not 100% on the scale but its close.

Added Accordia's edition of 111 Federal/Winthrop Square.

I actually like it in the context of Millennium and One Bromfield.

Lots of free time the last few days.
Changes:

-Added cantilevers to One Bromfield
-Added Back Bay/South End Gateway
-Added possible Volpe site massing (w/ 500' tower)

Prospect Hill

I-93/Troy/Ink Block

BU Bridge

Imaginary BMC Tower

Northeastern-ish

These just show our skyline is gonna be no slouch. Not gonna have the high so many people want, but as far as a quality well balanced skyline its going to be incredible. Cant wait. That shot from the nu bridge looks amazing and the waterfront is gonna be great too.

I think in the future we should be able to expand sort of like London where they are building a lot of residential towers far away from downtown. We are a similar city to them with the crazy roads, a few different skylines, and not a ton of room. I think this should be in the cards for the future.

^^i concur; The above masterpiece Photoshops demonstrate that we're not seeing so much a revoltion for the YIMBY, but rather the SDIMBY. Bring the cranes!!

BigPicture -- how do you convert smart development in my backyard into SIMBY -- I get SDIMBY

perhaps you could go for Appropriate Development in My Backyard

and get ADIMBY ;)

btw, are you all seeing posts in arial font? Did i click where i shouldn't have?

Dont forget too as great as those renders look, those are just mostly what we know were getting soon. Theres still a ton more that are going to add to that like the pike air rights parcels, the parcels at the steam plant in china town, 45 worthington, and quite a few more. Going to really be a sight to see. The pike air rights parcels I think will be great for bringing the slope down and away from 1 dalton once built and also extending the high spine further west to 2 charlesgate all the way to the pierce.

For example this post on the first page of this thread shows how much more this will be filled in with the air rights parcels. The skyline slopes away from the Hancock, and the air rights parcels will cause the opposite effect away from 1 Dalton which will be great so the skyline doesn't abruptly end at 1 dalton. It will slowly taper away from the peak in the skyline that 1 Dalton creates and then will carry to 2 charlesgate and the fenway neighborhood ending at the pierce. It wont be tall after 1 Dalton but it will have a nice continuity until it ends at the pierce. Our skyline is going to have a great balance to it. The 3 new bigs were getting downtown will create that peak also where the rest of the skyline slopes away from on either side as shown in picture 2 of post 169.

The pru and hancock are the center of the high spine. The first picture below shows the sloping away from 1 Dalton. The 3rd picture down below shows how the air rights parcels will align with 222 berkley, avalon exeter, 500 boylston, and 888 boylston to create a smaller line of buildings on that side, and on the other side 1 Dalton, 111 huntington, 101 huntington, Copley, the hancock garage, and liberty mutual projects will create another line of buildings. The fourth pic shows the tapering away effect from the peak on 1 Dalton and the pru which will extend the skyline westward, onto 2 charlesgate, and then on to the fenway neighborhood. This will be a nice effect as it keeps the two high spine center pieces, while widening the skyline on either side but keeping with the high spine concept. After the piece there will be a bit of a gap but it will then extend to Bu, Allston yards, and finally new balance. This is going to bring the city further west making the city feel bigger when coming in on the pike instead of just feeling like your finally in when when you see the BU tower, which I think is going to be pretty cool to see. Even now when you see the BU tower there is sort of a gap until you go under the prudential center. 2 Charlesgate and even the fenway air rights will extend the skyline west for those driving into the city, also depending on if the pierce is visible or not from there.

Now including both new Berklee buildings, the most recent Parcel 15 proposal, 888 Boylston, and the Exeter Residences.

Next to model will be the Clarendon and Liberty Mutual, then I might get started on downtown.

Hadn't modeled Exeter at this point, but it wouldn't be too prominent anyways...

@Czerik: depending on the building, modelling takes me between 15 and 30 minutes. Placing the buildings is easy and takes maybe 2 minutes. Altogether the process is a lot easier than I would've thought.

As for the Ruggles Studio, no, my time has come and gone for that. Architecture is far better for me as a hobby-this is just an exercise and something to keep me tied to Boston while I'm (mostly) away for the summer.

Red-central high spine
Blue- offset left shorter spine
Green- Offset right spine

Also demonstrated in posts above I love how 2 Charlesgate and the pierce will make fenway feel more within the city than on the edge of the city. I love that almost all of these developments are just infill. 40 trinity is kind of a loss but other than that its just 2 charlesgate and that will be great to see that building replaced. Smart development going on here keeping the city in tact while bringing it into the 21st century. Great to see us doing it the right way.

-sidenote the air rights parcels should block 888 boylston from the pike/fenway which is its worst angle, and the rest of the time you would see it is from ground level-which is pretty good, and from a distance like across the Charles. Huge win. I can definitely live with that.
