^Hopefully the office market becomes crowded enough that HYM builds One Congress as rendered today with no sort of value engineering. Though as I've said before One Congress would be a perfect Salesforce tower or other landmark building.

I'd still like to see an intelligently designed building at this location that doesn't cast any shadows unless it offers public amenities at the top of the tower.

May god have mercy on my soul for wanting a strong street presence and an engaging ground level for pedestrians over an extra 150ft OR that extra 150 feet and a good public amenity in a observation deck.

Im sharing these not to have anything to do with accordia at all but purely as massing models that we do not have from millennium. Just to give an idea of the peaks/sight lines a tower of this height will create, just imagine this as millennium. Its good to see that it breaks the 1ip plane from the water. Im not derailing the thread please dont go off about accordia im just sharing these as massing models so in your head you know what to expect with millennium. This is the best we can do till downburst gives us some new models in the future skyline thread. The view from south station will be especially dramatic as well. Depending on if people decide to whine/derail the thread Ill just edit them all so they look like millenniums mass. I shouldnt have to though just use your imagination.

TYSmith -- wont happen in time for Reebok -- in fact none of the currently under construction office space will be ready in time

Reebok is moving in 2017 as the existing site has now been put up for sale by its parent Adidas

Reebok’s search for a new Boston headquarters is part of parent company Adidas Group’s plans to restructure the still-struggling athletic footwear and clothing brand in a shake up that includes closing stores and cutting 150 jobs.

AG will move about 650 of the approximately 950 people at Reebok’s Canton headquarters to a new Hub location by mid-2017, new AG CEO Kasper Rorsted said yesterday.

“A search for this new location and the sales process for the current Canton building have been initiated,” Rorsted said.

About half of the other 300 jobs in Canton will be eliminated, while the remaining 150 jobs — AG positions and the company’s Sports Licensed Division — will move to out-of-state AG locations by March 31.

Company officials said they want to be close to the southern part of the city, public transportation and the Southeast Expressway, said John Barros, Boston’s chief of economic development.

“We haven’t had a specific conversation with them about neighborhoods,” Barros said.

From the above its sounds like it could be something newly constructed in the Seaport or it could be an older tower in the Financial District --both give good access to South Station and SE Expressway

Reebock specifically said that they would move into an already existing office building rather than building one themselves. I think it would be cool if they brought their 700 employees to the Hancock tower and negotiated a naming deal to change the name to Reebok tower (the chance of that happening is low).

One thing is for sure---These major corporations are hunkering down in Boston for GOOD.

Awesome situation. Be great if we could steal one from one of the sunbelt cities; Houston, Dallas, Atlanta, Charlotte etc.

Stick from the above mock-ups and Google Maps it looks as though to hit the Common the shadow has to be at least about 2000 ft long and nearly from the east

so when do we find such a condition?

How about March 23?
just after the vernal equinox -- nice spring morning @ 7:00 AM EDST [just been in effect for about 2 weeks] the sun is just 2.8 degrees above the eastern horizon -- the shaddow if it can hit the common unimpeded will cross between the visitors center and the Parkman bandstand and keep going across the Charles [twice] and end up in Alston

April 4th -- that's going to give us a good crack at east -- and at 7:15 AM EDST the sun is at 9.5 degrees and the shaddow is long enough to reach all the way to Beacon St.

at 7:45 AM EDST on that day the sun is now high enough that the tip of the shadow now hits the Frogg Pond and its swung around by about 3 degrees -- translating to moving toward the State House by about 150 ft

at 8:45 AM EDST the shadow is somewhere around the Millennium Tower too short to reach the Common and 15 degrees around from the original location

if we try later in the year say May 15th @ 7:22 AM EDST the tip of the shaddow is directed toward the Parkman Bandstand but just touches the edge of the Common.

Still later toward the solstice say June 10th @ 6:55 AM EDST the tip of the shaddow might fall on the Old Granny Burying Ground

Finally on the Solstice the @ 6:45 AM EDST the tip of the shadow will be between the Colonial Theatre and the Boylston St. T Head House

So -- yes it looks like if you want to find times when there is a shaddow on the Common you can -- however in every case its early in the morning and it changes very rapidly

In fact you could define a fairly good scavenger hunt game by chasing the shadow across well known points of interest, etc. -- perhaps a Pokemon like game ;)

With a roof height of 750', considering mechanicals and such, is this due to be Bostons first 800 plus or new tallest?

No. FAA hard cap at 750. U can get a waiver but most people wont even try for multiple reasons.

Based on that comment, would the Hancock have been built under the current shadow law? If not - and given the distant location of 115 Federal - one really has to question the sanity of the law.

I doubt the Hancock's shadows reach the Public Garden or the Common. IIRC, Rushing unsuccessfully tried expanding the shadow law to include Copley Square.

If there is any shadow on the State House, it is late morning on the shorter days of the year. The sun's shadow, at all azimuths greater than 180 degrees will not hit the State House.
