Well it is a 40B project which allows developers to skirt local zoning if they provide affordable housing. The base could be better but I don't think it's awful, it looks alot like some of the buildings going up in the Seaport.

Great, then put that development in the Seaport.

Coolidge Corner is not the Seaport.

The contextual differences are pretty much obvious to anyone who has been to both places.

If you want to turn Coolidge Corner in the Seaport, maybe we can follow that up with turning the Beacon Hill into Quincy.

Agreed but this development isin't as bad as you are stating. Density on top of transit makes sense. It also looks like a portion of the development has brick. I've seen worse proposals, like the proposed tower in Mission Hill.

#1 Have you driven in that area?

#2 I'm ok with the 7-8 story brick portion.

But really, CONTEXT. Just LOOK at that Waltham officepark glass!

Coolidge Corner is an artsy/student/funky/ethnic neighborhood. This building's glass architecture (which ironically is meant for some affordable housing stock) says "Multinational Corporation Accountant". it is completely non-contextual to the area.

OK, I've seen some bad proposals - - but this takes the cake.

This is simply a developer defecation on Coolidge Corner. The developer, Chestnut Hill Realty should be ashamed that this picture made the paper.

Chestnut Hill Realty are crooks. The owner has been incomes peripherally in Brookline politics and political money for years... he purchased the Hancock village, converted the affordable units to market rate merely in order to reduce the number of affordable units in Brookline to the level allowable to bypass local regulations and attempt (partly successfully) to build whatever he wanted... now, clearly trying to do the same here. Asshole. This turd is disgusting. The vicinity aroundcoolidge could do with some height, but definitely not here and not like this.

Lololol it's horrible. Tell you what though, whatever happens here, if it goes tall it'll be bad, guaranteed. Everything in Brookline taller than Pelham Hall (foreground right in the render) is awful. The town's current tall buildings are monuments to the very worst that the 60s, 70s and 80s had to offer. No reason not to expect more of the same.

The 40b question deserves some serious coverage, too. Haven't they been hovering at 9 percent for a couple years now with a large volume of proposals in the pipeline? Don't know the details of how CHR operates, but it sure seems important.

The design sucks but the density should be encouraged. There are plenty of terrible 8-15 story 60's and 70's residential buildings lining Beacon Street, so it's not like there is no precedent for mid or high-rises in the area. It's even right next to a nice, older 8-9 story brick building. So not terribly out of scale, and right by a major T stop.

However, again, the glass is bad, and the whole thing looks like a 1980's office building. The cladding/design is much more of a problem than the massing/use.

1) What was at Assembly Row before they built it? Did it look like this?

Look, the 7-8 story brick portion in the picture is contextual and fine. The 21 story cheap glass portion? That's just architectural terrorism.

True. Yet, the great pre-existing streetscape aside... short of bribary, if a developer convinces building authorities to let them build, does that preclude them from being crooks? Developers pay extortion every day to build. It's just institutionalized bribary. Get a better design. The density is fantastic. More artists with sprinkler systems can't be a bad thing. It's great to see a project that could join Brookline to the core of the Metro in such a profound way.

There's a 21 story steel shell residential that is currently dominating that area. (except for where it's blocked from view by the Partners wall) The verdict is out on whether or not it's a turd, but massing-wise it is not much different from this.

Once again - - #1 from my post. What was there before? Anything like the Coolidge Corner Theatre? The S.S. Pierce Building?

Assembly Row was not unlike the Seaport. Empty barren parking lots and worse. They were both places you'd go to bury a body. That's why that type of development works THERE.

Neither place was anything like Coolidge Corner.

Something like this is what should have been proposed at this spot (minus the white precast). This is the Mass + Main proposal in Cambridge.

This current proposal looks more like a hospital then a residence.

I can agree with this. The glass is an abomination. It's a lazy design that would greatly change the vibe of that area.

Even those 1960's and 1970's 8-15 story buildings there are brick of different colors, they have some feeling of humanity (they have WINDOWS where there are apartment lights at night and apparent life) instead of the opaque shield of that grotesque model.
