The first proposal was very strong and most importantly it's economics, feasible.

Since then, Bostonification and the project's succeeding death.

Yay now they get to keep a huge shitty garage instead!! Really though I hope that this just kicks the planners asses in gear and we get something great. This was good for what it was, but as with most things it could be much better. Lets see where this goes. I wish there was just a way to eliminate the downtown, greenway located garage, but doesnt look like it. Without the garage theyd be free to really make something that gells great with the area. I only hope this didnt close a window and now nothing gets done, that would suck... and is a real possibility too. Hope not.

I like it but I understand why it failed. If they kept the same mass but a different architecture (not glass) I think it would do well

The pnf link given by Equilib shows a 60 feet height reduction (220' down to 160').

i would think this has to be one of the most extreme "no's" given by a planning board in a major city.

Very very very glad to hear this was not approved. Just because it's housing doesn't mean it has to be rubber stamped. This one needs to wait a cycle, get taller and take down part or all of the garage. This was bad architecture & bad urban design and the BCDC made the right choice to unanimously (!!!) disapprove it.

What about something semi-radical like Liberty Mutual curtain wall treatment?
There's already so much variation of brick red, terracotta, brown, bronze, Santa Fe orange-yellow....

That would be a lot more palatable at Faneuil Hall, but a contemporary structure could work too - you would just have to do it right with the massing and urban quality.

Ding Ding Ding. BCDC is advisory. They almost never disprove a project (I can't think of any others) but this doesn't stop it by any means. It will still happen. A giant, glassy mess in the middle of some of our biggest tourist attractions. Not a fan.

If they must keep those horrid parking decks, how about transforming the entire project into a Boston variant of Via 57 West in NY?
