🔹 What's Happening With Project X?

Does anyone know what that brand new steel framed building going up on the right side of the pike heading inbound towards Boston is? Its in the vicinity of the star market thats built over the road.

Also when is the bus depot at forest hills going to start to fill in?

A five-story mixed-use structure in Roxbury represents a new kind of net-zero-energy building, made from wood.

It will be assembled on site mostly from factory-built subunits, and it will be so energy-efficient that its net carbon emissions will be essentially zero.

I presume it is delayed given the circumstances; after some searching I found they were saying in 2019 this would be starting construction in Summer 2020.

A site plan on the architect's website indicates it is 201 Hampden.

Continuing Education: Passive House - not a dedicated article, but mentions the project with one of the same renders.

Appears it was discussed by the BPDA in Oct 2019 and was approved by the ZBA in Nov 2019 as 199-201 Hampden.

^ There was a hotel proposal being floated for the site on Harrison in Chinatown. To my knowledge it never got any traction. I don't think it ever even tried to become a formal project.

Walking through somerville and saw this dilapidated old thing in desperate need of attention. Quick googling says its the old "Somerville Hospital School of Nursing."

Saw 2018 filing - anybody have more recent insight?
"Proposal: This proposal is to renovate and adaptively re-use the existing structure as a multifamily residential condominium building with 20 dwelling units. The proposal shows the unit program breakdown as 7 1-bedroom units, 7 2-bedrooms units, and 6 3-bedroom units. An Affordable Housing Implementation Plan will be negotiated with the Housing Division to determine which unit types will provide the 4 required inclusionary units (20%)."

Does anyone know what the large development u/c in Newton next to the pike is? Once you go past Trio (formerly washington place) a little bit further down you see another massive apartment structure thats being built. I havent been able to find anything about it. It appears to also be on washington st.

Is there still any longterm plans for turning the south side of the Charles River locks into a park as proposed in the below? I can't imagine this is feasible so long as the Mass State Police have their marine barracks there. They just recently repaved area for cruiser parking.

Is there still any longterm plans for turning the south side of the Charles River locks into a park as proposed in the below? I can't imagine this is feasible so long as the Mass State Police have their marine barracks there. They just recently repaved area for cruiser parking.

I go by there frequently and it sure hasn't been repaved, but there is ongoing expansion of the State Police facility that I assume will include *more* cruiser parking than had existed before. So the state is in no rush to expand parkland along the old locks.

Nope. Just a brief mention that it's forthcoming in a Globe article about recent pedi bridge projects.

Not much. Apparently the development team met with the DPDA before June and "the project design was found to be consistent with the Downtown Waterfront Municipal Harbor Plan (MHP)." The article also reveals that the BPDA has placed all Article 80 processes on hold due to difficulties holding public meetings equitably and of sufficient size during COVID.

Chain Forge Building | 105 First Avenue | Charlestown Navy Yard

They wanted to start construction in April, if they haven't then it's possible their worried about maintaining their financing or rethinking in the face of COVID.
