North End Cross Street Boutique Hotel | 42 Cross Street | North End

I generally agree, but a person who initiates a civil court action has doxxed themselves.

That still doesn't justify enabling harassment/intimidation outside of the courtroom. The only members who've ever struck me as being batshit crazy enough to do something like that have been banned but as a public forum we have no idea who else is reading this forum and who among them might have an axe to grind.

She just wants to get paid off. Developer pays her $$, she drops suit, project proceeds.
yea its definitely that. Direct abutters have way more power than some idiot 3 blocks way I've learned. They can sue and get paid easily

ZBA APPROVED! What happens now?

Within 20 days, the neighbors will file another lawsuit challenging the approval. Hopefully they can be bought off via settlement. If not, lawsuit could drag on for years and ultimately kill the project.

Heres the renders of the updated building from the project website:

I think it would look "acceptable" in the Kendall/Lechmere area. Here? Totally uninspired and out of context imo for a major corner going into the NE.
The density of the North End is what makes it what it is. There is nothing architecturally signifigant - save for three or four +200 year old buildings - that are worth fighting over. The rest of it was built really quickly around 1900 by and for cheap immigrant labor... like very other East coast city. The shotgun tenement is not signifigant. The preserved density is. The height is. The street wall and illegal (now) lack of setbacks are. New buildings filling in the blanks is a good thing. Almost inspiring. Absolutely acceptable. Unless we're going to say that hastily built brick stacks or some simulacrum of that is the best we can do we should stop saying no to modern infill.
I welcome this change. Looks good. Wish it came farther out to Cross Street.

I respect and appreciate your thoughts, and I stand by mine.

The other day I headed into the North End to pick up some takeout down Salem St., and there was a group out in the parking lot giving away what looked like sandwiches urging people to protest/sign a petition against this evil Hotel that would utterly destroy the entire North End. I am rather happy today to see the ZBA approved it.

edit: my speling and grammer be atrocious

I like the lines of the building more than the material finishes as presented. That orange-y brick could easily look as dated as orange shag, and faux balcony rails on even the fanciest builds often appear cheap and tacked on. Here's to hopin'!

Obviously it’s an improvement over what’s currently in the location, but I don’t love the design. It reminds me of any number of labs that are being built across the region. I’d rather see it built as-is than not built at all, but I’m not thrilled with it.

NIMBYs with a bankroll. Nothing dangerous about that. /sarcasm

It's time for deja vu all over again...

Greenway Parcel 9 (Canopy Hotel): The Sequel.

I wish the bright silver accent trim and window mullions were a darker finish. I'm also disappointed by the brickwork as shown. Feels very color-by-number and the checkerboard patterns don't have enough room to resolve or integrate in those small strips between more silver trim.
Also unclear to me why they would change the expression of the facade on the southern wing which end up looking like a VE'd version of the north. I wish it were a long block broken by one or two of those mid-cuts or roof forms.

That said, the development since the previous version is an improvement.
