Fan Pier Developments | Seaport

An interesting, layered shot. The topography hides a lot, and in doing so, tells a different (false) story. Foreground buildings and trees hide the Chelsea Creek. The long, low brick building in the middle distance is East Boston High School, sitting on the brow of Eagle Hill. The hill hides all of Logan Airport, and the inner harbor.

Great explanation! I'm often left scratching my head at some of our posters' wonderful long range photography. How could this view towards that be showing that and not that or that, and where did that come from?

It looks a little better now that its a little more completed, but still it just reeks of mediocrity. Perhaps it won't be so bad once the rest of the water front is developed.
 
I love the last shot with the courthouse....

The building is awkward...but cute.
 
To me, the courthouse looks more like a casino.
 
I'm not sure how the layout is for the courthouse on the inside, but it would be great if behind the judge was the glass looking out onto the harbour. Something about having a judge sentencing you to life w/o parole with the sea in the background makes it more pleasant.

I only wish it were a casino. Imagine how much life it would bring to that area, especially at night. The courthouse closes down at what, 6:00 p.m.? It's sort of like having a bank branch or a real estate office on a busy corner, they both create a nightlife deadzone.
 
Who is signed on with this building again? I remember there was a life sciences company but i think they dropped? Was it that law firm that was originally slated for Filenes?

LOL, that's a nifty little idea! But reality is the opposite -- the glassy water side is exclusively for circulation (corridors/stairs/elevators) while the chambers occupy the windowless south and east sides.
 
Is there any real time table to this entire project?

Any idea when we can expect construction to begin on another building? Anyone know what building will be next?
 
I would have to assume that the next building will follow this one has been 80 - 90% leased and retail tenants have been sewn up. Once money is coming in, and it looks like a success more construction will follow.

As I mentioned in the BCEC expansion thread, I would look towards the hotel to be the next one built. But, your guess is as good as any, as it's all market dependant. I keep hearing the BCEC is very well booked for years, but the hotel availability is lacking (at least in the area.) Seems like the best bet for a money maker, and to keep the ball rolling.

I just can't see one of the office of residential buildings going up next unless some surprise office tenant pops up and signs on I just don't see the demand for a few years. And, residential.... not likely.

the poor little ICA looks like its about to get mugged from behind-- something about the massing and scale is really threatening in that image
