Yea it does come across as looking deceivingly small. I guess comparing it to the excavator in the background helps visualize the scale a bit. The building itself will be even smaller than the hole because the building has chamfered corners vs the hole where the corners come to a point.

Not sure if this is the latest presentation, but the plans call for buildout towards the greenway without a basement and then a cantilever. I marked out an estimate of the basement footprint in purple in the second image.

Not a lot of empty lots left in downtown anymore. Youve got the big one on the other side of the greenway in the north end, the large triangle parcel in the bulfinch triangle, the ones around the steam plant, the new one at govt center where the ugly lab would have went, the ones around the back side of north station, and a few small ones scattered around, but compared to just 10 years ago theres hardly any left. The ones along the pike in chinatown/south end was really the last large swath of empty lots on both sides and those are basically all filled in. Its pretty amazing to have an American city that has (almost) completely healed from urban renewal and highway ramming. Its definitely not finished and we could definitely use some more air rights projects, but weve come a loooooong way.
