“In a deal reminiscent of pre-pandemic days, a Seaport District office has changed hands for $435 million.

Still, in a hallmark of the post-COVID real estate environment, the $435 million price tag is 10 percent less than the building sold for before the pandemic upended where and how we work.

Toronto-based Oxford Properties Group on Tuesday closed on its acquisition of One Marina Park Drive on Fan Pier and the parking beneath the 18-story tower, according to Suffolk County property records. New York’s Clarion Partners sold the property, which it acquired in late December 2019 for $482 million. The 492,000-square-foot building is 99 percent leased, with tenants including legal and technology companies.

The acquisition comes at a time when Oxford is planning a mammoth mixed-use project with up to 22 buildings, built in three phases, further out in the Seaport between Pappas Way and E Street along the Reserved Channel. The buildings would be a mix of residential, hotel, laboratory, and office, and could range in height from four to 17 stories, according to a recent public presentation.

City planners are reviewing the project’s first phase, a residential development with 287 units — built in either one or two buildings — at 370 West First St. One of the buildings could rise 183 feet.

One Marina Park Drive opened in 2010 and was among the first wave of modern glass development along the Seaport’s waterfront. It “exemplifies” an investment that’s “well-located, well-amenitized, and positioned to benefit” from the flight-to-quality office leasing trend among top-tier tenants, said Ankit Bhatt, head of Oxford’s US investments.

“It combines a premier waterfront location, a diverse occupier ecosystem, and exceptional connectivity within one of Boston’s most desirable office districts,” Bhatt said in a statement. “Its strong income profile and high-quality tenancy provide a solid foundation for long-term performance.”

The real estate arm of a large Canadian public employees pension fund, Oxford is among the largest commercial landlords in Boston. Its local property holdings include 225 Franklin St. in the Financial District, a laboratory building that once held nation’s largest WeWork at 745 Atlantic Ave. near South Station, and the conjoined 222 Berkeley St. and 500 Boylston St. in Back Bay. The firm has city approvals to build a 13-story laboratory with three levels of underground parking on the site of an old parking garage at 125 Lincoln St. just outside Chinatown.

But One Marina Park Drive marks Oxford’s first major office purchase in nearly a decade, following its July 2017 acquisition of two Washington, D.C. buildings in a joint venture with the real estate arm of Norway’s central bank. Oxford is owned by OMERS, a Toronto-based pension fund for Canadian municipal workers including firefighters, police, and paramedics.“
