re: 104 Hemenway, my best recollection is the buliding was comdemnded after the fire was contained, since the roof had collapsed into the upper two floors at the north courtyard..... and there had been an "all clear" order to only work from outside in the worst of it after the roof failure...

For what it's worth, and as a long-time lurker/one-time poster who's gone fairly quiet, I really appreciate you posting pics of activity around town. Thanks, sincerely. Please, keep it up. In my own professional life, folks like you help when folks like me when we need to research the...

I clearly haven't been around for a few years, and this thread is the perfect example of why. Have you seen FSG's CD/bid set? Are you a structural expert who can warrant this is "two separate projects?" Perhaps you're an engineer who knows the MEP are "two separate projects." C'mon, this is...

Charlesgate West is dead. D-E-D, dead.

Charlesgate west is dead.

It was always kinda the busiest place on Boylston though between the Apple Store, the Pru itself and the Hynes. I just wish the city would crack down on these idiot cabbies who loiter in the bus stop speak in car horn all day.

Why don't you guys give Bill Rawn a call and he'll tell you about the myriad of conditions that must be met to pass ADA, i.e. the doors have to stay open a certain period of time and the path of travel needs to conform, while not hogging net usable sf. (617) 423-3470 It looks to me like an...

The Fenway CDC wants NEU, Emerson and Berklee/BoCo to freeze their IMPs and create a "holistic" IMP. http://www.bostonherald.com/business/business_markets/2016/11/fenway_cdc_eyes_freeze_on_college_plans EDIT: errant comma

Sorry to veer OT, but what did Ginger's used to be? We ate there all the time in the early '00s, but the name escapes me. EDIT: NM, it was Betty's Wok & Noodle.

Sorry, I'm so sorry. I've really tried to rachet back from being "that guy" the last year or so, but if you really look at the Mandarin, almost *all* of it is glass/storefront at street level. And yet, it's still a terrible, alienating building. I just worry so much about Peeble's bring more of...

Invite, engage, ecourage interest. Peeble's Parcel 13 proposal for sidewalk-level pedestrian/building engagement is frighteningly (sp?) similar to the Mandarin, with only the Boylston St. T entrance really disrupting the E-W super-block sensation. The faux-plaza and few extra trees look really...

/snort Greater good of the city and its residents.....just a few weeks ago we were sitting on the patio of Abe& Louies pondering the atrocity that is the Mandarin. A failed restaurant, another one with no customers and most of the building dark. Both hotel and residential sides. Can't wait.

You think we don't have junkies and degenerates in this neighborhood? Have you been on Mass Ave recently? Helmet Man in front of Dunks, the opiate-abusers in front of Store 24 or Guitar Center? Fred the ginger bum who shits in the alley behind the Verizon building? Fr. John's flock of homeless...

FCCS was granted incredible power over property they directly owned already, and then equally incredible power over property divested to them during "urban blight" back in the awful days of BRA's Urban Renewal. For example, the Section 9 Church Park designation expired a few years back-- the...

I recall Lee Kennedy craned empty containers into Berklee's site after they got down 10 ft. Empty trailers came to unload and picked up the full ones.

HA!

They turned on the oscillating (?) lights at the crown this week fading from one color to an other color. It looks like a comic book. Which, is fitting. This building is a joke.

Re: 2 Charlesgate West Word went around last month to tenants that leases will not be renewed in the current building. So, that seems to indicate the billionares came to an agreement.

Accessibility for Hynes was written into the Peebles award for Parcel 13. Construction proposed to start in 2020, IIRC.

I've never understand why anyone would design something like that for a place like Boston. It serves very little functional purpose (shielding those under from rain/snow), looks stupid and wastes energy if the thing is heated. Why spend the money?
