I agree. I predict these plazas will be underutilized unless the ground floor programing really brings the A-game. This has potential to be a mini city hall plaza redux (with a smaller plaza and a much nicer centerpiece).

I think these plazas were doomed from the start - they're all essentially traffic islands in a freeway interchange. The one on the "triangle" parcel would maybe have worked if it had connected all the way across and picked up the pedestrian flow from the NEMA parcel on (there's not much room to land it over there, though), but as a cul-de-sac it will get some spring/summer lunch eaters and nothing else.

I think this is about the peak of what this site could be, though.
 
The plaza will definitely fail. If I'm understanding the plans correctly, there is only a single, convoluted access point. Plazas as good urban space require porous edges. Nobody will have any reason to go there unless it is for a specific activity, like a performance.

I think the developer knows that and can't think of anything else to do with it, and it looks nice in renders. They should save their money for the community space underneath.
 
Those arches at the street level are sexy.

My one gripe is that the angle of the window will collect tons of dust and dirt from the street and will be hard to keep clean. The Amazon building near me has sides that look like crinkle-cut fries and the bottom parts are caked with dirt.
 
Id imagine that its just going to be used by some workers of the building for their lunch break and nothing more. Which is fine because its a shit parcel that would have been left as pavement otherwise.

I wouldnt worry too much about the triangle, anything that gets built there is better than what it was going to be -until they included it here... an awkwardly shaped patch of pavement between 2 on/off ramps.

They could have put a ramp there, at least - sloped the plaza with steps or something to make the connection to WTC Ave in yet another way.

They probably didn't do it because it would constrain the use in the building below, so I'm hoping for great things from the building.

Not seeing the improvement. The walls of this bizarre thing seem to be angled out even more. And what looked like ground floor activation on the triangular plot has been replaced by what looks like the front of an aircraft carrier.

Both the HMS QUEEN ELIZABETH (R08)[UK] and the USS Gerald R. Ford (CVN 78) [US] [first of new class] have very bulbous bows under the water -- ---don't see any evidence of such here 🙃

I'd be interested to see how this tower meets WTC avenue. That little street can be made so nice if only they get rid of the stupid railings between sidewalk and the road and treated it less like a driveway...

That elevated park is one ambitious undertaking, and while I'm not a fan of it being disconnected from the streetscape, I rather like it.
 
This park thing is absolutely ridiculous and I love it. It will go nicely on the list that I keep of "cool places to go in the middle of everything where nobody goes", perhaps supplanting the park on World Trade Center Ave in the vicinity. I love the artists rendition of the Congress St. side of the building, where there are almost 30 people hanging out in a place that will visited by exactly nobody who isn't there to light a cigarette. Back to the park though, I just love that it exists. I wish that it would honor the artists hopes and have no barrier at its edge overlooking the street. Now that would be excellent.
 
I like the architectural gestures on the building but the massing sucks. There are only so many shades of lipstick you can put on a squat box.
