Very awkward street level interaction (i.e. the ground floor/retail experience).

IMHO, they're too expensive for what they are. I'm renting a top-floor 2BR/BA, 1300 sq. ft., apartment on Comm Ave. with private roofdeck and parking for what they're asking for a two bedroom.

That said, as someone who prefers brownstones over modern high-rises, I hope places like this fill up so they build more and (hopefully) depress demand for high-end brownstone rental units.
 
Can't beat those views that are never going away though. Damn, those upper floors must be great.

Not for that price though.
 
This is exactly why I said time and again here on this forum that the idea of building more luxury residential buildings for the purpose of dropping overall housing prices until there are more affordable housing is false. That's not how the market works. Luxury housing and affordable housing are two completely separate markets. If the price of luxury housing depresses, developers will not build more and what's already been built will either sit there or you have situations like this where they offer free rent for a few months as incentives. They will never fall to affordable because there is a price floor at which developers will not budge because of the possibility that the market price might rebound in the near future, especially when developers stop building new housing. If you want affordable housing, it needs to be targeted. It's not going to happen by itself.
 
But where are the people who are filling these luxury condos coming from?

They can't all be kids moving from their parent's house looking for there first place or people that just landed a job in Boston. They must be vacating homes and apartment somewhere in or around the city. Maybe those unit were 'luxury' back in the day but now they can't compete with these new units and will be priced accordingly? I think that is how the theory goes.
 
Ahh, but the rooftop patio is soo nice (and doubles as a great concert venue)
 
So, I'm moving in here on Friday. We recently got an email from the management:

In September, 315 on A will celebrate the grand opening of Made in Fort Point - a gallery and store that will exhibit and sell works from local artists and artisans. Residents will receive a 10% discount in the store. Made in Fort Point will also provide space for intimate performances and other community activities for artists and small businesses in the neighborhood.

We also want to bid a fond farewell to Jessica Ryan who will be leaving on September 4th. With our building nearly 100% leased, Jessica has an opportunity to move on to a new building project. We will greatly miss her but wish her the very best. Stay tuned for our next bright star who will be announced in the coming weeks. In the meantime, our seasoned Greystar team will not skip a beat to be of service to you, along with the familiar faces of the 315 on A staff. Greystar's Kathleen Leito will be the interim property manager.

On behalf of all of us at Gerding Edlen and Greystar we want to thank everyone for making 315 on A a success and we look forward to a great Fall season in one of the best cities on the east coast!

Unless the "nearly 100% leased" figure is a massive exaggeration, I don't think the building is leasing poorly. It's probably just the top floors since there's a $50/floor increase in price for a 1BR.
