Let's see how it all fits together a couple of years from now -- a few observations from these drive by pix:
1) we are never going to see raised entries again until robotics triumphs over stairs

2) the fencing is nice to have where it was supposed to be there as in the case of the steps in the original Victorian era buildings -- I don't think that it is essential to modern construction as the beds do provide some ornamentation and separation

3) I think that the current flower beds need a lot of maintenance -- perhaps they could be replanted with more small shrubs and perenials -- i will have to check this with my wife who is a master gardener

4) the overall effect seems imminently pedestrian friendly in a neighbor walking by enroute to work or shop kind-of-way

5) to be more Euro-style the street needs some small shops

Good observation...that didn't even click until you mentioned it. It would be interesting to see what kind of raised entries we could have for the "modern classic" style that they went for here...though it would probably just end up being precast concrete.

Still, it would be cool to see some raised entries. Judging from Boston & KZ's great shots, the lack of a raised entrance is the true "break" in the classic street wall.

Nopee, I'm not handling them nor have I closed any deals there. ::sadface::

Only two closings have hit the registry, so far. Another 7 are showing as under agreement in MLS. Ten are listed for sale.

Don't read too much into that; with new developments, the sales team will often put just a sampling of listings online. I don't know how many have actually gone under agreement or been sold.

There are 40 units in the building, of which (at least) 2 are "affordable". Buyer must meet the following criteria: *1 person income Max $67,550 - 2 person combined income Max $77,200 - Total combined assets of household can't exceed $75K*

It's interesting, at least four units are already listed for rent. It's possible that investors are the ones buying the condos, presumably for cash, and renting them out.

Rents on the one-bedrooms are between $2,100 and $2,500 per month.

Fencing was added to the front gardens.

The bathrooms look like a Duravit catalog shot.

i guess the 2010s is not unlike the 70s and gradient is the hottest thing in architecture..

I really like the pixelated shower tiles as well. Very contemporary. I like it better in that grey/white scheme over the green scheme.

There are multiple units left in the 40-unit building. Many are in the low-mid $300,000. A fifth-floor ~616-square foot one-bedroom is listed at $335,000, for example.

I coincidentally emailed the listing agent today b/c I noticed that at least 2 units had had their prices dropped by 10-20 thousand, presumably b/c they want to sell out if they can before the turn of the seasons. I also noticed that there are a bunch of rentals in the building. I don't know if that was by design or if many people who bought are investors who are renting them out. Rents are running $2,000 - $2,200 according to the data I see. (For one bedrooms.)

There is at least one "affordable" unit, $229,100:

Buyer must meet the following criteria: **1 person income must be over $54,050 with Max $67,550 - 2 person combined income must be over $61,750 with Max $77,200- Total combined assets of household can't exceed $75K** Subject to BRA approval of eligibility application. Asset, Use & Occupancy Restrictions & Minimum Income Limits Apply.

Gotta love the overhangs over the exterior doors that offer no protection from rain or snow. What's the point?
