Nice find! Although the project info describes this is "Phase 1B", not "Phase 2."

The architects are listed as Market Square Architects of Portsmouth. Under the "More Info" tab, it describes a lot size of 26062 SF with an existing 31-space parking lot, which is consistent with the lot at Lancaster/Elm/Preble.

Also from the "More Info" tab: 217 apartments being planned, in a 171,720 SF building. If that building covered up the entire lot with 26,000 SF floor plates it would be a 7-story building. More likely, the floor plates will be considerably smaller, and the building will be taller.
Looking at Market Squares portfolio I have little hope that anything but the usual cookie cutter crap to come of this project. MEH.
 
Speaking of creativity, I would love to read a critique that doesn't resort to Red Scare cliches while complaining about affordable housing.

In fairness, though, it's pretty funny if you think that the solution to this imaginary problem is to have a government committee mandate the "correct" form of architecture

If it this building, based on the renderings in cneal’s post, it could make for a cool facadectomy as they appear to be planning a brick facade for the bottom two stories. Some design elements in the rendering, like the quoins and belt course along Preble, are featured in the existing building. I’m not advocating for preservation but do love a nod to the past when financially feasible.

This would be right up against the massive garage? Seems tight.

It will hide the massive garage when viewed from the Interstate which is a positive and will add another 10 story building to the skyline. (y)
 
Actually, looking at the location of 033 M0004 (shown at the bottom of the site plan) on the city map, I am wrong. It's up against the garage, it looks like they've expanded the footprint and they're now proposing 217 residential units. It also explains the brick on the bottom two floors of the new building - you always gotta show the past.

Market rate right next to Elena's Way/Preble St. ? That will take some creative marketing.
 
89 Elm Street has fencing around it as well as the contractor is Turner. Turner is going to be very busy around town with the foreside project going on as well.
plus, the reasoning of opening an office her in Portland
 
Was the CSS road layout messed up or did they switch around the placement of buildings? PWMFlyers picture there does not show that up against the garage. I’m all messed up! It seems like the CSS road layout/naming is messed up. That would be a lot of windows facing a parking garage 5 feet away
 
Yeah, I'm sorry, I should have started a new thread for this. The renderings I shared in post #43 are for a new project at 61 Preble Street. It's under the same Port Properties framework plan for Bayside, and they're calling it "Phase 1B".

The location that @nomc highlighted in the map in post #50 is correct – 89 Elm is the affordable housing building under construction on the east side of Elm Street, and this new project is on the west side of Elm, next to the old Public Market parking garage. Just note that this is *not* the site that Port Properties had initially proposed for "phase 1B" – 61 Preble was initially conceived of as the "phase 2" site, and their original plan had been to preserve the two-story brick building that's there on the corner of Preble and Oxford.

Mods, could you please move posts #43 - #58 to a new project thread titled ""61 Preble Street | Port Properties Bayside Phase 1B | Portland"?

Also, this current thread for 89 Elm (which is under construction) should be labelled "Phase 1A".
