Driving up 93 yesterday made me realize how fat 1 financial center is...anyone know if these will be similar in massing?

Do they have models of every new project on this thing? I don't see millennium tower there.

It's kind of fat.

Almost the width of both Harbor Towers put together?

It certainly is, especially the shorter tower.

This is the one thing that really concerns me about the design, we really need some slenderness in our skyline.

It looks like a less wierd version of 1 Bryant Park (BOA) without the spire.

Millenium Tower is there. It has the angled roof and looks big.

Greenway Conservancy supports towers, in principle.

In its letter, submitted to the BRA Monday, the conservancy said it will continue to seek ways to offset the potential impacts of shadows and wind thrown [sic] from such a development. But it said the plan offers a rare chance to significantly improve the property.

“There will continue to be discussions about the optimal height and massing for the project and the right mix of uses,” the letter said. “We believe the current proposal warrants being advanced into the next phase of design development and environmental review.”

I agree about the girth. Not sure I like it if it makes the Harbor Towers look svelte in comparison. Downtown Boston has plenty of fat towers...

Do I see a model of South Station Tower in that picture as well? I wish someone would just build something there for goodness sake.

I think he made them fat so people realize that a taller thinner tower would be best therefore getting the height he wanted originally, he wants the tallest building downtown I do hope he gets it, looking at the model they skyline will still be flat with no tower really standing out, one of these could use a spire or something no?

Unless he somehow plans to bribe the FAA then that plan is silly.

I guess Don didn't want to pay for shadow studies, so the BRA had to do them. Morning shadow in October reaches Staniford St. LOL

The net shadow increase on public space is about ten acres.

IMO, reading between the lines, where this seems to be headed is that he gets shorter buildings, and doesn't need to meet Chapter 91 open space. Counting his glass pavilion as open space seems to be a non-starter.

I agree with the reading on the height issue.

I think that the "open space" question may be a bit more subtle. Up to now Chapter 91 open space has required open to the sky. I got the impression from the wording in the presentation that there might be some consideration to finagle that definition a bit to allow the retractable roof space to be sort of equivalent to open space (remember a retractable roof means the space IS open to the sky some portion of the time!).

Either way I agree with the read -- Chiofaro can have the atrium if he reduces the height.

Someone should do a shadow study on the current harbor towers...

I feel that the shadows shouldn't really be an issue since most of the shadows will be over the water...who cares if for 5 min there's a shadow on long wharf in the morning...there's nothing there besides an empty shell of a plaza and bums anyway. (Wish docs could go there)

Also if these things were any shorter we'd have the pregnant building on the waterfront...gross
