Thankfully they dropped the suburban 1980s brick arch, and also ensured the remaining brick areas would be real brick, not some crappy veneer.
 
What's this 4-over-parking apartment development between Mirak (1101-ish Mass Ave) nd the Minuteman?
As seen from the Minuteman today:

It's a multi-building project. The large structure is between 120 and 150 rental units (I've read conflicting info). Info about the project, along with a diagram of the site, can be found here:

This looks like the back side of the development along the parking area and minuteman trail. According of the renderings the front entry area court has mixed materials on the façade and some of the renovated brick mill building will make it more inviting from the Mass Ave. side. We shall see.

Barely visible in my photo are the two floors of above ground parking beneath the apartments. They appear to be using cable barriers to keep the cars from making stunt jumps onto the Mirak property.

I get the need for the parking in that location, but the whole backside appears to be mailing it in.

Designed by Winchester-based Harrison Mulhern Architects, the five-story condominium complex is being constructed on a 1-acre-plus site that was previously home to a pair of residences that Maggiore acquired in 2023. The complex will overlook the historic Mill Brook, where seven mills once operated, including the nearby Old Schwamb Mill, the oldest continuously operating mill site in the United States. Majestic Mill Brook will be comprised of 1, 2, and 3-bedroom units, with 25% of the units designated as affordable for households earning at or below 80 percent of AMI (Area Median Income).

Now, that's more like it! (compared to the 1165R Massachusetts Ave. 124 unit apartment complex).
 
Couple of good top offs of the local one story buildings. The first is in Arlington Ctr; the second isn’t new but was added sometime between 2007 and 2011, according to google street view. But it looked newly renovated and its progress so I’m adding it anyway.

The ZBA approved it unanimously in 2023. Next step, to the best of my knowledge, is:


"'The next step, she said last week [in Oct. 2023], is submitting the intensive 'One Stop' application to the state’s Executive Office of Housing and Livable Communities (formerly called the DHCD or Department of Housing and Community Development) to apply for federal Low Income Housing Tax Credits and other state subsidies that are essential for the project.

'To date, we do already have awards of funding from the Arlington Community Preservation Act Committee ($500,000) and the Arlington Affordable Housing Trust Fund. ($250,000).'”

Arlington High School Phase III Tops Off​

The proposed mix-use 30-unit development (5 of them 'affordable' rate), found at this link is at the corner of Mass Ave and Lake Street in East Arlington, was posted upthread (#39) during the iterative part of the proposal process.

I'm happy to report the develop is virtually assured to be given a final green light in June of next year (the last board meeting; (though I am saddened that the century-old bank facade on the far left couldn't be preserved; in true NIMBY fashion, locals complained that the initial 5-story version, which preserved that facade, was too high, so the developer returned with a new 4-story proposal that necessitated destroying the facade to make space at the ground level):

2) The Fox Library branch (which is currently 1 floor, plus a dank basement) in Arlington has formally begun the process of a rebuild.

The good news: members of the Redevelopment Board and the Library are all totally onboard with the bold idea of adding an additional 4 floors of residential on top of a 2-floor library. The library's expansion to 2 floors, and 'some' floors of residential stand an excellent chance of ultimately being approved, though we're still a year or so away from public meetings and preliminary designs). The idea is to create a public/private partnership to make the development happen.

The bad news: given zoning issues (5 stories max) means that 6 total stories will likely be impossible, which is especially problematic because the really small footprint will make it economically difficult or impossible with only 5 total stories.

Time will tell.
