The facade may be cheap, but the rent sure isn't. For the area anyway. I just wouldn't call that area residential friendly yet. It's getting there, but I'm surprised the place profitable right now.
 
You know, for all the hate Avenir gets, I love it. Sure, not exactly a stunner. But it's not supposed to be. It brings (potential) residential into the area, and it a nice piece of infill. Once retail spaces get leased out and signage for tenants is added, it won't seem like such a landscaper.
