Location is sort of across the street from Lucky Strike (ex Jillians). Property is currently a one story commercial, garage type building, Google streetview shows a For Sale sign.

The conservatory said it is now working with the Boston Redevelopment Authority, the city’s planning agency, and engaging in neighborhood outreach as it draws up specific build-out plans for its new property; the hope is that plans will be finalized in the first half of 2012.

The lot is 18,732 sq ft. BCM paid more than 3x the assessed value.

From the Herald. Looks as if they will get to work on this parcel fairly quickly, given the leases expiring on other properties BCM uses.

Students studying music at the Boston Conservatory may someday live within a baseball’s throw of Fenway Park [map] and the Red Sox [team stats]’ strains of “Take Me Out to the Ball Game” and “Sweet Caroline.”

The private performing arts college said yesterday it paid $5.1 million for 132 Ipswich St., a single-story brick building near the ballpark that will be converted into classrooms and practice spaces — and possibly expanded for dorms.

“It will be either a major renovation or a complete redevelopment of the site,” said Eric Norman, the school’s vice president of finance and planning, who added that the design phase just started and will take several months.

The school noted in its master plan, approved by city planners in September, that it “would seriously consider adding housing” on Ipswich Street if finances allow. The lot is zoned for up to eight stories.

“I’m sure the students would love being down there,” Norman said. “Besides being close to the ballpark, it’s just a fun area.”

The 730-student Conservatory, founded in 1867, is sprawled across a dozen buildings — including its main building at 8 The Fenway, a $32 million theater that opened in October 2010 on Hemenway Street, and student housing in five brownstones facing the Fens.

The school snagged the nearby Ipswich Street site because three of its leases for studio spaces will expire by 2016.

The warehouse-style structure — at one end of Lansdowne Street, across from Jillian’s nightclub — has been home to Shrut & Asch Leather Co. since 1982. The business sells kidskin, or leather from young goats used for shoes, purses and other items.

Howard Shrut, a Newton resident who owns the building through a family trust, is moving his 70-year-old company to Woburn.

Shrut said his broker marketed the property for several years, generating interest from “a constant stream of people” and even fielding a bid from the Sox as the team looked to expand its real estate footprint around Fenway.

A noisy place to put music practice rooms! Sure hope they have good sound insulation.

Looks like they could add 3 or 4 stories to this footprint. They have $19.4M left on the tax exempt bond they got and used to purchase the building. i suspect limited NIMBY in this area.

A noisy place to put music practice rooms! Sure hope they have good sound insulation.

The only problems I see them running into is if they try to include recording studios--the low frequency rumblings of trains (which are incredibly close here) are a PITA to keep from bleeding on to tape. Otherwise, I don't imagine students locked away in their practice cells would really care.

The red sox will be the worlds biggest NIMBY if they dare to built too high.

And I thought the cab company was in talks with the Red Sox about selling it to them.

And I thought there was something about the Red Sox or someone else buying the high school that's right there, which if memory serves is either closed or is now a charter school.

Anyone got the info?

132 Ipswich is a leather goods (tanned hides) warehouse which is relocating to Woburn.

Moving Boston Arts Academy fell through a few weeks back. It was part of a deal to close another school and move things around, but it got axed.

I didn't think the Sox were a real contender for the site given the shortage of housing stock and power of the Fenway Socialists, but kinda moot since BAA is staying put for now.

The Boston Redevelopment Authority board unanimously approved an amendment to the Boston Conservatory Institutional Master Plan that includes the construction of a new 3-story educational facility in the Fenway.

Boston Conservatory plans to demolish an existing one-story building at 132 Ipswich Street and replace it with a 3-story, 20,000 square foot building. The new facility will house an orchestra rehearsal hall, dance and theater studios, music practice rooms, and other academic support spaces. The $10 million construction will allow Boston Conservatory to move programs out of leased space and into a building especially constructed for the specialized educational needs of its students.

The development will have a contemporary façade with architectural lighting that complements the character of Lansdowne Street. A three story lighted staircase and large windows in the top floor studios will make indoor activity visible from the street, adding to the vibrancy of the area.
Boston Conservatory’s first IMP was approved in September 2011 and called for the renovation of the building at 132 Ipswich Street, upon further review the institution concluded that renovation and reuse of the existing building was not feasible.

The site is zoned for eight-stories but they're only building three? Why is it being so underutilized? This is a total head-scratcher.
