Re: Congress Street Garage Development

Yeah, they had to give up something but I feel HYM is still thinking, "Sweet! We got it!"

Not a big loss and if they think they can still make money, so what if they had to "cave".

Re: Congress Street Garage Development

It's not even 100% about the height, it's the reduction in quality. This development was gorgeous when it started out.

Agreed.

Never forget:

Re: Congress Street Garage Development

Calm down people, you all know how the game is played. How do you know this isn't closer to what the developer wanted to actually build? Most of the reduction comes from office space which is a great card to play since office space isn't in such high demand right now. Yes the design is way watered down but look at other large scale projects going up in other cities right now and you'll see that every design has been cut back due to the economy. You're all screaming now but when these are up you'll be singing their praises.

Re: Congress Street Garage Development

Don't be an apologist. There's more tower construction going on now than when that rendering was proposed.

I'm not an apologist I just live in the real world and know what it takes to get real estate actually developed. Unlike most people here who just want to shout about window dressing.

Re: Congress Street Garage Development

That was proposed in a better economic environment.

Was it though? Wasn't this originally proposed in like 2009? 2010? I can't remember to be honest. Either way, it seems like more recently the development scene has been heating up in Boston with all the development on the Waterfront, the Copley Square tower and, more recently, the Christian Science towers. It just seems like this could have been--and should have been--something more.

Re: Congress Street Garage Development

I'll admit, I'm fine with the result, but these provincial douches make my blood boil. I won't be happy until HYM releases a statement on the front page of the Globe stating "We only wanted 400 ft suckers."

Ted Raymond bought the garage in January '07, when commercial property sales and rents were going through the roof (remember the Blackstone-EOP deal?) but the large-scale towers weren't revealed until 10/23/2008 (on pg. 17) in which case Wall Street had already had its implosion and we were well on our way to the pits of '09. So I guess I'd have to say vanshnookenraggen is more wrong than right on this one.

I'll admit I was wrong, I thought it was earlier. But my point stands, many things change in 5 years and I think people freaking out that the plan evolved with the market needs and community input is ridiculous especially given how much of an improvement this plan is over current conditions.

Thank you for putting into words what I was unable to earlier. Even though I am excited to have the garage gone, the needless whittling away at this project is infuriating.

Re: Congress Street Garage Development

Those new renders look too futuristic and does not match the fabric of boston whatsoever. Im all for glass towers being built in boston we need a lot more to balance the skyline but the bottom of these looks pretty weird. Were going to need more renders to get a definitive answer though. I thought this was the best design and most reasonable to be built out of the rest and I was excited. This would have been a few nice glass towers that arent trying too hard like that render where they are all twisting, and it still would have blended in fine with everything else while adding a few more glass towers to the skyline bringing it into the 21st century. Either way boston is going to look great with the new addition of atlantic wharf, garage towers, filenes, hopesully SST, and the christian science tower. We really should be kicking ourselves in the ass though that we pretty much completely were skipped over in the 20s, because if we had some trump, woolworth, chrysler, new york style towers with what we have now and then the glass ones to come we would be one of the top skylines in the country and in my opinion the world. Someone honestly needs to build some limestone art deco towers in downtown because it is reallllly needed. Does anyone know why building are built nothing like that these days is it because of the cost of making such a unique facade?

Re: Congress Street Garage Development

The comments are classic "49er syndrome". We were promised a 9, so now the project feels like a 4.

It is probably about a 6.5, and we'd be happy with it if we hadn't been teased by the archiporniture.

Re: Congress Street Garage Development

^ that one is not far off from the one proposed now its actually less flashy and more reasonable.
