Canal Plaza from above. This was an impressive development back in the 70's when you consider that the three buildings have a combined 20 floors of office and retail space. The mechanical crown on 3 Canal Plaza could use a fresh coat of paint! LoopNet photo
 
So ... the latest thing I've seen is that they took out the trees on the Union Street side. And all of the big trees behind the buildings in the back (by the garage and along where Novare Res is). Walking up "Patton Court" behind Exchange Street and next to the garage has much improved. It used to be sketchy.

This will make the area feel more open and safe. Though I wonder if any ideas of developing the lot are still being considered.

I also wonder if they could expand One Canal Plaza toward Union Street where the trees were cleared. I doubt they would develop something else there, but you never know.

Heck, they could always move the electrical to this little spot and free up the square of real estate behind the parking garage for development.

Thoughts?
 
Isn't 45 Union Street technically this older building? I remember a few years back there was a proposal to gut this and a few other buildings behind to create a kind of meandering indoor food court on the idea of Qunicy Market's interior sections. I do think a hotel, residential, and retail done right would thrive at this location. It's within the block heart of the Old Port. I believe zoning allows for a 65 foot height? Across the street the Hyatt is probably about that height. Interesting. Please expound.

That was my initial thought also TC. But after a little more research it appears that 45 Union Street does fall into the Canal Plaza block as evidenced by the #40 for the generator complex and #55 for One Canal Plaza. The new tower would be built in the parking lot just to the right of 1CP. Doing some basic math, the most generous footprint I can squeeze out of that parking lot is an 80' X 80' measurement which equates to around 6400 SF per floor. The estimated total square footage of the proposed building is listed at 213,000 sf and divided by 6400 sf equals 33.28 total floors. Obviously 33 floors at 10' per would exceed the new 325' height limit but maybe Mr Soley is now planning to go as tall as possible in that location instead of the previous 283' to the top of the roofline? I can realistically see a 28 story tower if the max allowable height is utilized and the floor spacing follows the same format as the current plan. This could be just another pipe dream that never materializes but thanks to nomc and cneal for adding a little Thanksgiving entertainment! :)

I'd like to see this somewhat modeled after the new Raffles Hotel in Boston. Wow. Go there. The restaurant and bar designs and views from the 17th floor are elegant and creative. Best in the U.S., in my opinion.
 
Now that The Casco has finished up it makes me think that Portland could really use a new tallest building.

To be clear, this proposal will be in the lot highlighted in the middle, as opposed to the older building highlighted toward the right?

It will be located in the parking lot where the three cars are. Due to the small footprint it would be a slender tower which will be something unique for the skyline if it becomes a reality regardless of the final height.

Seeing the lots this way makes me wonder if the Hyatt has any air rights easement over the CMP lot, just so their rooms don't wind up staring at a point-blank wall.
 
The Trees in Canal Plaza in the back by Novare Res were cleared out a couple months ago ... so ... could be ...
