Clippership Wharf | East Boston

There are two "Harborwalk facing" restaurant spaces, which I believe are still "to be leased".
The only comparable spots I can think of in town are in Charlestown - but they've always been empty as far as I can remember. I hope these fill up before NIMBY neighbors whine about potential noise.

Thankfully, these are almost entirely rentals which should keep the NIMBY volume down a bit.

I think the Eastie spots may have an advantage given the ease of access from the Blue Line (Both are <5 minutes from Maverick, one stop from downtown). The foot traffic around Clippership is pretty heavy too. The one restaurant space that's leased at Clippership (supposed to be Cafe Iterum) promises a "Spring 2021 opening" but the interior looks as empty as as the day construction on the building was completed and I've seen no work being done. I'm still hopeful, the concept looks promising; but I'm not holding my breath. Those waterfront spaces would be absolutely prime.
 
A friend and I picked up Roy’s subs and had lunch at the park here earlier today. It was awesome! Eastie’s come a long way!

I'm so happy these new buildings have a lot of balconies. Not only are they great for the residents to enjoy some killer views, but they can make the street etc. feel more alive. I wish more new MF residential construction had balconies, but I understand that cost considerations are probably a factor.

It's just weird comparing Boston to a place like Minneapolis, where it seems like every new apartment building comes chock full of balconies and porches, despite their limited utility for much of the year. Really makes the street feel more welcoming.

Balconies are a real practical challenge in Boston. We have the highest average wind speed of any major city in the country. Balconies on a high rise become a source of deadly projectiles, if not carefully managed. Managers of high rise buildings are terrified of the liability associated with flying furniture, etc. The penthouse units in my building (floor 22) have balconies, and they get regular inspections to be sure all "loose items" are tied down to the building anchors (provided). And we get notices of high wind conditions to warn about flying objects.

Not as much of an issue in a mid-rise like Clippership, so nice to see there.

Yeah I was mostly talking about low-mid rise buildings up to 5 or 6 stories, which, given the prevalence of 5 over 1s and various permutations thereof, seem to be the majority of new multifamily construction in Boston. High-rises add very little to street life aside from adding residents (which is important, but not the issue I'm getting at)!

I just always assumed it was first and foremost a cost consideration. Why build them in such a hot rental market if people are clamoring to rent out your units anyway etc.

Looks like this project has been completed. People have moved into the last building (Slip 45) built and the landscaping work has been completed. Nice addition to the Harbor Walk.

Walked around this development for the first time. Didn't really realize how big it is until checking it out in person (9/2). Overall quite nice with a great section of the Harborwalk.

It's just a huge winner. And, if I'm not mistaken, it has an entrance portal to the Maverick Station in the middle. I was down there a few weeks back, got a Santarpios, walked down to the Piers Park and strolled around. Spectacular and only getting better!

Cafe Iterum initially announced that they were opening last winter/spring but by about June I thought they were dead in the water as there was no discernible progress in the space. Work is happening now and they have signage up. Cafe Iterum is in the space next to the T portal, not one of the waterfront spots. I’m assuming Smoke Shop will be waterfront? Not my favorite restaurant, but it’ll add some diversity which is a plus.
 
Does anyone know what Clippership plans to do with the front empty spaces of Slip 45 and Slip 65 on the water? Pics below. They look like they could be fitting for restaurants or something

Sorry about that - I didn't notice thats literally right above. I've been waiting for something to finally fill the space! Great. It has no use right now.

It looks like work is preliminarily underway at the Smoke Shop space (closest to Portside/Tall Ship). Cafe Iterum is well underway up in the space closer to Maverick. The second waterfront spot (further North in the direction of The Eddy) is still unoccupied with no plans (as far as I know) to fill it.

After some initial progress, work on both restaurant spaces (still Mida and Smokeshop, presumably)stalled for most of the spring and summer (Cafe Iterum is open and seems moderately busy). But now work seems to have kicked off again and both spaces have crews there for much of the day clearing out the interiors.

A friend of mine who lives in Clippership received an email recently from his property mgmt company that Smokeshop is opening in the next few months
 
This is such a nice development. It will be nice to visit the new restaurants when they are open. In my opinion, this is a huge win for the East Boston waterfront.

It definitely is. I had some friends in town (one of whom lived in Boston about 8 years ago) last weekend and we took the free water shuttle from Reel House to Pier 6 in Charlestown (it also runs to Tall Ship) for drinks, back to Reel House for dinner, then walked to Tall Ship for after dinner drinks. They were floored by the experience (especially the one who lived here a few years ago). It's still not on many people's radar. Two new waterfront spots will only enhance the area even more.
