Columbia Point (JFK/UMass) Infill and Small Developments

This may be in another thread but I cant find it. There was a geotechnical drill rig in the space between the JFK/UMass station and the Shaw's plaza. I recall hearing about an apartment building here.

Why does it feel like all the new UMass Boston buildings are being erected on a geologic timescale?
 
It is nice that the Battersea Power Station views are being eclipsed by the new buildings!

The only "State-joby-stuff" that happens even close to being on "private sector time" is Logan :cool:
 
I dont understand why Umass doesnt build higher and preserve the open land they have. They're boxed in on all sides with a finite amount of land why they wouldn't save every scrap of land they could for future expansion makes little sense to me
 
Because they don't need to? Tall buildings are expensive so why spend the money if the demand isn't there.
 
Land is less scarce for UMB now that it owns the Bayside property. But on the peninsula the master plan calls for adding a large central green space to the campus and enhancing the green lawn on the southeastern end of the peninsula, while reserving land for incremental expansion.

That most definitely is the case. I'm not sure how much of the entire campus, such as Bayside, is covered by those restrictions. But everything on the Columbia Point jut from BC High on out to the tip is smack dab on the flight approach, and every building is capped at the same 5-6 floor height that they all gravitate towards. JFK Library sets the ruling limit for how tall it can get since that's the single-closest building to the flight approach. I interned there 15 years ago. From vantage point of a cube looking out from the third floor of that big black wall of Harbor-facing windows it just one jet after another all day in a neverending churn.
 
Here is the Logan Airspace Map, which should probably be stickied somewhere on AB. Massport maintains it for conceptual planning and informational purpose.

Most of the campus is 190 foot limit, so they could a bit taller if they wanted to. The limiting factor might be crane height during construction. Bayside looks to be in the 350 range.
