Buyer is apparently Fortis Property Group, a Brooklyn, NY company controlled by Louis Kestenbaum and his family, according to it website. Google his name and you get some interesting results. ("Massive Jewish Corruption" and "Developer Has Checkered Past .."

Must be the same Fortis Group that picked up 1 Lincoln St. aka State Street tower for a modest $880 million in 2006.

So it makes sense in terms of them having one trophy property adjacent to South Station... and now another one (albeit where the risk/reward equation is radically different in terms of redevelopment potential and pitfalls) very close to North Station.

Site seems to be about the same size as 1dalton.a slim 500ft could work here

Adding less than zero here, but from the Parcel E-8 RFP and the Final Environmental Impact Report on the Dock Square Garage:

Looks as though the owner of the garage had to agree to keep the property as a garage for 20 years following construction (~1980 - 2000).

INBOX: Developer that bought garage next to Faneuil Hall last year for $170M proposes 9-level “spiral” addition with 195 residential units

According to the Globe:

Those plans include re-cladding the building, shrinking the garage to 538 spaces, and constructing a nine-level addition that would “spiral upward” in height to about 194 feet. More details, and images, are likely in the coming months.

The stretch from Faniuel Hall to Haymarket is a truly miserable walking experience.

9 level addition onto the ex. 8 story garage. Parking to decrease from 698 to 538. Addition will "spiral" toward the sky starting at level 12. Max building height of 194'-0" comprising 17 levels. New private open-space "open to the sky" in the center on level 9.

I have a long held 'crazy pitches' style fantasy in which one or both of the I-93 offramps adjacent to this parcel get reconfigured to surface within the footprint of this garage, thereby cleaning up the 'greenway' deadzone between the Carousel and the North End Parks.

Oh well.
