Board approves 26 affordable apartments wrapped around Humboldt Avenue church

Rendering of proposed apartments

“The Zoning Board of Appeal today approved plans for a four-story building with 26 affordable apartments to wrap around the Pleasant Hill Missionary Baptist Church at Humboldt Avenue and Waumbeck Street in Dorchester.
All of the units in the building, one- to three-bedroom apartments proposed by the church and the non-profit Nuestra Comunidad Development Corp., will be rented to people making up to 30% to 80% of the Boston area median income………”

The Dorchester Brewing Co. situated on Mass Ave is an excellent local place with good beer, ale, and ciders, a roof deck and skyline views. It is also home to The Museum of Bad Art. Recently they sold their building to the IBEW next door for $10M after initially purchasing it from them 8 years ago and will be leasing it back from year to year. In October DBC stopped contract brewing for other labels. So, what's up? Are they in trouble like so many small brewers and are we going to lose this fantastic local hotspot? They say the proceeds will pay down debt, so only time will tell.

I think that this is an effort by the IBEW to assemble a large property for a future development. Unless they need some massive training facility, why else would they do it? And there are a number of large apartment buildings behind South Bay that are under construction or recently completed so there is no doubt about the viability of the area. My hope is the DBC survives and maybe becomes part of a larger development on Mass Ave.
Didn’t DBC get absorbed by Trillium or Aeronaut or some other local brewery?

I know these orgs use zipcode to determine neighborhood but come on this is not Dorchester.

Not that I've heard anything about. They did recently step away from contract brewing, which had been a big part of their business. That could pre-sage a sale, or could mean they are planning to expand their own branded offerings. You might be thinking of Night Shift, which was recently bought by Jack's Abby.

It's a bit like the way some people like to claim that Latin Academy is located in Dorchester, despite the building it occupies once having been Roxbury High School, which no doubt would mean it's located in Roxbury. I use this example, because it's right down the street from the proposed development, and both are indeed clearly in Roxbury regardless of what some people may claim.

No, I definitely thought I heard something about Dorchester, but nothing on the Google. Very disappointed about Night Shift tho. I don’t like Jack’s Abby beer. Hopefully the brewery in Everett stays the same.

That's what the folks at Jack's Abby claim is their intention. We shall see how faithful they actually remain to the current beers.

Every few years I get annoyed about zip codes... Zip codes were developed for the SOLE PURPOSE OF DELVIERING MAIL EFFICIENTLY. It is very frustrating that so many people and organizations have grabbed onto them as some sort of neighborhood identity. It's to the point where the post office cannot even adjust their own delivery codes to accommodate changes in real estate development or mail volume.

“A Dorchester-based developer unveiled plans for a 5-story, 25-unit condo building on Granite Avenue abutting Cedar Grove Cemetery during a virtual meeting organized by the Boston Planning Dept. on Monday evening that drew about 50 participants.
The building, with 25 below-grade parking spaces, would rise on what is now an unoccupied lot at 157 Granite Ave. between the Shields MRI commercial building and a 40-unit apartment building…….”
